Nearman Hills attracts outdoor lovers looking for both tranquility and convenience in diverse Wyandotte County, Kansas. “Houses come with a pretty big piece of land, so that makes it fairly quiet,” says Ron Henderson, a Realtor with nearly 20 years of local experience. Joining the wildlife at Wyandotte County Lake Park

The neighborhood encompasses Wyandotte County Lake Park, a 1,500-acre green space with a sprawling, deep blue fishing lake, multiple playgrounds and an off-leash dog park. Visitors with a keen eye can spot a bald eagle or an osprey while hiking, cycling or riding a horse on one of the park’s forested trails. “In the middle of an urban area you’re able to find an oasis with nature,” says Patrice Gonzalez, branch manager and lead education specialist for the Schlagle branch of Kansas City, Kansas Public Library. The lakeside library is one of only two specialty environmental libraries in the nation and fully embraces its position in nature: Storytimes often include animal demonstrations; A brand-new playground has equipment made only from natural materials; Adults attend after-hours programming in vegan cooking. Many programs are bilingual, financially accessible and inclusive of all abilities. Library staff’s passion for accessibility and the environment is reciprocated by the local community. When setting up a native seed library, “We were donated hundreds of different seeds from Kansas City, Kansas gardeners and farmers,” Gonzalez says.

Local restaurants along Leavenworth, retail chains at Legends Outlets

Local restaurants are dotted along Leavenworth Road, including Pizza Stop, a family-run establishment operating since 1977. Nights out often wind up at Johnnie’s West, a down-to-earth bar where people get to know each other over hoagies, beer and a Chiefs game. Holy Smoke BBQ next door was featured on the television show “America’s Best Restaurants” in 2024. The closest grocery store is Hen House, just a couple miles south of Nearman Hills. Larger scale shopping and entertainment is less than 7 miles away at Legends Outlets, an enormous center with an AMC movie theatre, Dave and Busters and more than 100 major retailers such as Nike, Levi’s and Banana Republic. In addition to discount outlet stores, the center hosts staples like Target and many chain restaurants.

Many of the neighborhood’s split-level and ranch-style builds have between .25 and 1 acre and sit in a more suburban fashion on paved streets lined with homes. These minimal traditional or mixed brick and vinyl homes often date back to the 1950s and 60s and sell between $150,000 and $300,000. Prices ascend with acreage and can climb up to $650,000 for a home above 20 acres. For those looking to build from the ground up, about 2 acres of land can fetch $30,000 here.

Seasonal festivities and sporting events around Legends Outlets

Legends Outlets celebrates each season with family-friendly events, including outdoor movie nights and a holiday tree-lighting tradition dating back nearly 20 years. The shopping center also sits next door to several sporting facilities hosting lively entertainment. Major League Soccer team Sporting Kansas City plays at Children’s Mercy Park, and the Kansas Speedway hosts NASCAR events and a racing experience for fans to get behind the wheel. The Kansas City Monarchs baseball team—formerly called the T-Bones—play at Legends Stadium. The new name is a nod to the Negro League team that featured Jackie Robinson, Satchel Paige and other famous players.

Washington High School is within the neighborhood

Children in Nearman Hills can attend John F. Kennedy Elementary, which earns a C-minus from Niche. Eisenhower Middle also has a C-minus, and offers wide-ranging clubs such as archery, sign language and slam poetry. Students at C-rated Washington High School within the neighborhood have access to college mentoring through the College for Every Student program and can sign up for free ACT tutoring.

Leavenworth Road connects to local interstates

Residents can head down Leavenworth Road to reach Interstate 635 to the east and Interstate 435 to the west, each within 6 miles of most homes. The city center is about 14 miles away. Though most people drive to get around, Ride KC bus line 113 runs along Leavenworth Road.

Potential flood risk for some Nearman Hills homes

According to Risk Factor, homes throughout Nearman Hills may have an elevated flood risk, due in part to the neighborhood’s proximity to Wyandotte County Lake and the Missouri River.
