Anchored by acres of green space and shopping
Nestled between a 100-acre greenway and one of the region’s go-to shopping centers, Big Shoal of northern Kansas City offers a resting place for outdoor enthusiasts who don’t want to stray too far from city sights and convenience. The neighborhood is named after the large hiking trail and park complex that takes up the northern part of the area, making it easy for locals to seek refuge in nature. “I think the lack of congestion and more green space is one of our biggest draws for people,” says Dan Vick, the owner of Dan Vick Team through Re/Max and a lifelong Kansas City resident. “If you go south of the river, it’s just block after block of houses, but here, there’s an abundance of parks and walking trails.” Neighboring North Kansas City offers annual festivals, like Snake Saturday around St. Patrick’s Day, and is home to attractions like the Worlds of Fun Theme Park, all at a cost of living lower than what can be found in Kansas City proper.

A few of the community’s northernmost cul-de-sacs sit next to the Big Shoal Greenway, and some houses’ backyards meld with the park’s forest of sycamore trees. The average price for a Big Shoal home ranges between $150,000 to $250,000.

100 acres to explore at Big Shoal Greenway
Over 100 acres of the Big Shoal Greenway runs over the north side of the neighborhood, allowing residents to walk right from their neighborhood into miles of sycamore trees and green space. The Big Shoal Creek Trail, which starts along North Indiana Avenue, covers 2 paved miles. The trail is close to the area’s residential streets, making it accessible for most Big Shoal residents to hike, bike or walk their dogs. “Our parks are a draw for the area. If you go across the river or into Kansas, most of the terrain is flat, so I think the rolling hills is very attractive for our area,” Vick says.
