Single-family homes attract first-time buyers, investors
The Blenheim Square-Research Hospital neighborhood is aptly named since the hospital occupies a quarter of its area. The Calvary Cemetery occupies another quarter, leaving around 28% for homes. However, the residential vibe comes through when one leaves the hospital parking lot and turns onto Meyer Boulevard, where streets are lined with neat rows of homes.
Located two miles from Brookside and Waldo, the Blenheim Square-Research Hospital is near some of Kansas City’s favorite retail, restaurants and special events.
According to Realtor/Broker John Kilby, the neighborhood’s housing price point is one of its main attractions.
“The main thing is it’s affordable, so it’s attractive to first-time homebuyers and investors,” Kilby says. A Realtor/Broker with BHG Kansas City Homes, Kilby has been selling homes in the area for 11 years.

Proximity to U.S. Route 71 makes it easy to get around metro
The neighborhood is considered very walkable, with a walkability score of 76. Cyclists can use bike lanes on E. Meyer Boulevard and the Paseo.
Locals can hop on a KCRide bus at several Paseo and Prospect Avenue stops. Kilby says the neighborhood’s proximity to U.S. Route 71 is one of its main draws. U.S. 71 connects with Interstate 435, which connects to Interstates 70 and 35.

Local faves plus options at Brookside and Waldo offer dozens of shopping and dining options
Brookside and Waldo offer a wide array of dining and shopping choices. Grocery shopping is conveniently located at Whole Foods or Aldi. Right next to Aldi is Niecie’s restaurant, which has been satisfying Kansas Citians’ soul food cravings for nearly four decades. Locals enjoy Mediterranean cuisine at Baba’s Pantry, which Bon Appetit named one of the ten best new restaurants in the country in 2021. The New Landing Mall is a mile away and includes mom-and-pop shops and national retailers such as Foot Locker.

Several parks provide nearby green space
Locals are within walking distance of several parks. A sliver of greenway called Dunn Park runs north and south through the center of the neighborhood along the Paseo between the Paseo and E. Meyer Boulevard.
Blenheim Park is a long, narrow strip that ends at Gregory Boulevard at the neighborhood’s southern border. Daniel Morgan Boone Park lies at the opposite end of the neighborhood, just north of 63rd Street.
Swope Park is just two miles away. Starlight Theater, the Kansas City Zoo, the Swope Memorial Golf Course and the Go Ape Zipline are just a few of Swope Park’s attractions.

Kilby says that the investment pattern here differs from what one sees in neighborhoods like nearby Waldo, where a buyer will pay $200,000 for a home, fix it up, and sell it for $600,000. Instead, buyers tend to rehab houses for first-time home buyers in the Blenheim Square-Research Hospital neighborhood.

KCPD takes steps to attract new police officers
The neighborhood’s CAP Index crime score is 6, compared to the national average of 4. However, violent crime is high, with a 9 for homicide and a 7 for other violent crimes.
“Areas are changing, and people are buying houses, but the crime rate doesn’t change,” Kilby says.
“It doesn’t help that the police department is down hundreds of officers,” he says.
The Kansas City police department has increased starting pay by 30% and increased shift length from 10 to 11 hours to deploy more officers during peak hours, thereby improving response times and crime prevention.
