Anyone who enters Blue Hills Estates will find a tight-knit community happily hugging the Kansas-Missouri state line. Blue Hills Country Club is the centerpiece of the neighborhood, home to a more than 100-year-old golf course and additional athletic and dining facilities. Though people also move to Blue Hills Estates for its active community. “We have a lot of things that try to pull people together,” says former HOA President Donna Ramel, who has lived in the neighborhood for 12 years. “We have socials two or three times a year, we’ll pick a restaurant to go to and the homes association always provides the first drink.”

Whimsical designs surrounding Blue Hills Country Club
Arranged in cul-de-sacs around Blue Hills Country Club, homes here were largely built between the 1950s and 1980s, with square footage increasing over time. Buyers can find ranch-style homes in the southwest corner of the neighborhood starting at about $350,000, while five-bedroom New Traditionals can reach up to $700,000. Further styles include Colonial Revivals and homes with Tudor or French Provincial accents. Some homes come with up to an acre of land, and the neighborhood has consistently meticulous landscaping throughout. HOA fees range dramatically here, depending on the subdivision. Regardless, buyers in Blue Hills Estate can expect a warm welcome. “We have welcome baskets when a new person moves into the neighborhood,” Ramel says. “We give them a little basket of goodies and that always includes coupons for the neighborhood restaurants and stores and shops.”

Recreation for country club members and non-members alike
"Most people who live here are a part of the country club," says Paul Gessler, local resident and Broker with ReeceNichols Real Estate. The club has a renovated golf course, multiple tennis courts and a swimming pool. When the weather is too cold to enjoy the championship golf course, members can practice at the indoor Player Development Center.
The HOA does not have a clubhouse or pool, though residents still find ways to recreate together. “We have some neighbors that provide pickleball for the community—they have a pickleball court in their yard and they will sometimes send out invites,” Ramel says.
The neighborhood’s Klapmeyer Park is an open green space with a stocked fishing pond within walking distance of many homes. About a mile north, Carl Migliazzo Park has a playground, shaded trails and lakeside picnic tables.

Blue Hills Estates HOA hosts family activities
In recent years, the HOA has focused more intently on family programming, including a Pictures with Santa event and “You’ve Been Egged,” a newer tradition where neighbors leave anonymous Easter treats on each other's doorsteps. “We have a lot more kids in the neighborhood then we did 10 years ago, so we’re kind of regenerating.” Neighbors also receive complimentary tickets to the AdventHealth Championship at Blue Hills Country Club, the only PGA Tour-sanctioned event in the Kansas City metro area.

The same complex — The Village of Seville Shopping Center — hosts a Walmart, Lowe’s, Target and a CVS. Popular sit-down restaurants line 135th Street and Homes Road, including the family-run Jess and Jim’s Steak House, which has served award-winning steaks to the neighborhood since 1938.
Residents are within 4 miles of an AMC movie theatre, Pinstripes bowling alley and more family entertainment. "The Wonderscope Children's Museum is off Oak Street, which isn't too far from Blue Hills," Gessler says. "It's got trivia for adults, too, and it's right in the Red Bridge Shopping Center, so you can grab a bite to eat with the kids or walk around Minor Park next door."

Grandview C-4 school district and The Barstow School
The closest public schools are Martin City Elementary, a kindergarten through eighth grade school, and Grandview High School, a participant in the A+ Scholarship Program. The schools earn a C and C-plus rating from Niche, respectively. Some families choose to enroll their children in The Barstow School, a nearby private institution serving kindergarten through high school. The school has an A-plus from Niche.
