Loyola Park is one mile to the west, right off the Paseo next to Rockhurst University. Homes can sell in days
Around 85% of Blue Hills is residential, and over half its residents are homeowners. Proximity to the university, shopping and U.S. 71 make this a convenient location for many. Most of the homes were built between the 1910s and 1920s.
"The neighborhood is pretty diverse in terms of college students and families, and it's close to the city," says Mackaylee Beach, a Realtor with USREEB Realty Pros LLC. Beach has been selling homes in the area for five years.
The area has been a popular spot for renovating and selling homes.
"Homes in that neighborhood that sold for $100,000 are now selling for $250,000," Beach says.
Prices range from $100,000 to $150,000 for small bungalows and modest ranch styles. Larger, renovated Craftsman-style Tudor and Dutch Colonials sell in the high $100,000s to low $200,000s. The median price is $127,000. Homes here sell in 3 days, compared to the U.S. average of 42 days.
Many homes have a concrete walkway from the sidewalk to the front door with a covered front porch. Most have small front yards, but many don't have driveways.
Residents can join the Blue Hills Neighborhood Association for $15 to $20 a year, which can help them find resources to make affordable home improvements.

Performing arts high school offers students chance to perform with professionals
M.L. King, Jr. Elementary School, which receives a C-minus grade from Niche. They can also attend the C-rated Paseo Academy of Fine and Performing Arts and Central High School, which gets a C-minus grade. Community partners and artists-in-residence create real-world learning opportunities for budding performing artists. Private high school options include St. Teresa’s Academy one mile away, which Niche gives an A-plus and ranks the fourth-best all-girls high school in Missouri.

Brush Creek Art Walk Celebrates 13th anniversary
Every September, the Brush Creek Art Walk comes to town. In 2024, the event will celebrate its 13th anniversary. The event starts at the Country Club Plaza and ends at the Mary Williams-Neal Community Center in Blue Hills with an evening outdoor painting session and competition.

The neighborhood has a slightly higher overall crime score than the U.S. average. Although the overall CAP Index crime score is 5, compared to the U.S. average of 4, violent crime scores for the neighborhood are well above the national average. In addition, some areas such as around Brush Creek and along The Paseo and Brookland Avenue are more prone to flooding.
