Crown Center is a nearby retail hub
Broadway Gillham is a mile from downtown and Crown Center, one of KC's most bustling retail districts. It offers dozens of retailers ranging from stores just for kitchen supplies, hats, pens and crayons. Crown Center is home to Legoland Discovery Center, Sea Life and the Hallmark Visitors Center. Like much of Midtown, locally owned businesses, cafes and art galleries are easy to come by. "Missie B's is an iconic place famed for its drag brunches. It's fabulous. And Fritzes is a rite of passage in KC, especially if you've got kids," Kilmer says. Gates-Bar-Q is a neighborhood favorite, and LaMar's Donuts and Coffee is a regional franchise that started in Kansas City. Cliff's Taphouse is a newcomer on Gillham Road, drawing crowds on weekends for bottomless mimosas.

The National WWI Museum and Memorial is the only of its kind
Beyond the commercial buzz, Broadway Gillham provides spaces for community and recreation. Neighbors bring their pets to Gillham Dog Park, complete with a mini obstacle course for them to burn off some steam. A few blocks south, the Pilgrim Labyrinth & Butterfly Garden lives in Hyde Park, a linear green space with tennis courts, a walking trail and a playground. The Gillham Sprayground and Penn Valley Park on West 29th Street are popular in the summertime. "Penn Valley Park has a great skyline view," Kilmer says. "In the summer, the park is filled with everyone on the lawn in front of the National WWI Museum and Memorial having picnics and just hanging out." The Redemptorist Catholic Church is notable for its French Gothic design, constructed in the early 1900s on Broadway Boulevard.

Apartments and 20th-century homes close to shops
Broadway Gillham is a mixed commercial and residential district with small lots, sidewalks and street parking. Many houses date back to the 20th century and have been renovated with modern updates or into multi-family fourplexes. Apartment complexes coexist with single-family homes intertwined with historic theaters, local shops and schools. Tree-shaded sidewalks on Wyandotte Street and Baltimore Avenue lead to small steps and front porches of American Foursquares with Arts and Crafts elements. "People are drawn here for that historic Kansas City vibe. People will take an old school or church and convert them into apartments." Kilmer says. "A lot of them have Kansas City Shirtwaist floor plans. It's a limestone foundation home with an unfinished basement and three stories. They usually have big, beautiful old porches that were built with a lot of care." Prices range from $265,000 for condos to over $570,000 for renovated duplexes.

The Plaza Art Fair brings together over 200,000 residents
KC's Midtown has a jam-packed social calendar. Events like The St. Patrick's Day parade in March and the Plaza Art Fair in September bring the community together. "There are always music festivals and events. A lot of go to Lake of The Ozarks in the summer," Kilmer says. "But sports are a huge part of our culture here. From the Chiefs to the Royals to our Kanas City Currents, which just opened a world-class training complex." When it's not game day cheering for the Kansas City Chiefs at Arrowhead Stadium, residents explore local farmer's markets or First Fridays in the Crossroads District.
Students can learn a new language at The Foreign Language Academy
Kansas City Public Schools serves the community and includes nearby Faxon Elementary School, earning a 4/10 on GreatSchools. Central Middle School has a D-plus from Niche, and Central High School earns a C-minus grade. Foreign Language Academy offers Spanish and Mandarin programs and gets a C rating. Also earning a C, Citizens of the World Charter emphasizes social learning and diversity and integrates environmentalism into the curriculum. Within 2 miles are Metropolitan Community College - Penn Valley and Kansas City University.

Broadway Gillham is positioned between Highway 71 and I-35
Broadway Gillham is along Main Street and Armour Boulevard, giving residents easy access to Downtown Kansas City and the East Side. Justin Berry, Broker and Owner of Plains Paris Real Estate Team, has been selling homes for nearly two decades and says the location is convenient for people working in the area and looking to be surrounded by retail. Commuter-friendly bike lanes are found throughout the neighborhood, and RideKC bus stops are satellite to the community. It is 2 miles south of Union Station, where locals can catch the streetcar. "Union Station is our Amtrack station, and the end stop to our streetcar, which will be expanded in the next few years," Kilmer says. Children's Mercy Adele Hall Campus and the University Health Truman Medical Center are the same distance, and Kansas City International Airport is a 20-mile drive.
