Brookside Park is a walkable residential enclave between two of south Kansas City's most quaint shopping districts. From spacious lawns and mature trees to its namesake park — home to one of the city's most popular sledding hills — the neighborhood has an undeniable lush quality. It's also home to St. Theresa's Catholic School, which Niche names the fourth-best all-girls high school in Missouri.
Harry Wiggins Trolley Trail runs along namesake neighborhood park
Brookside Park's namesake park includes sand volleyball and pickleball courts, a playground and one of the city's most popular sledding hills. "For generations before and to come, it brings people together no matter the weather," says Lane Johnson, communications officer for Kansas City, Missouri Parks and Recreation, of the hill. The 6-mile Harry Wiggins Trolley Trail, which runs alongside Brookside Park, is used for more than just recreation. "Some use it for pleasure, but others do use it as a way to travel to a more central part of town. It allows for a safe, scenic passageway for all ages whether you are cycling to work, walking your pet, teaching a child to ride a bike, or enjoying the fresh air," Johnson says. The trail runs north and south alongside Brookside Boulevard and connects to Countryside Park and Brookside Triangle Park. The 75-acre Loose Park is just to the northeast of Brookside Park. "It's beautiful, with a pond, a splash park for kids, a rose garden, tennis courts and great walking and biking trails. At 55th and Wornall, you're literally across the Street from the neighborhood," says Nick Pickrell, a Realtor with The Standard KC Team, who's been selling homes in the area for four years.
Best of Brookside and Crestwood shopping and dining nearby
Brookside Park is half a mile from the Crestwood and Brookside shopping districts. Popular Crestwood restaurants include the Aixois French Bistro and Bacaro Primo Italian Restaurant. When the Chiefs or Royals are playing, Brookside haunts like Charlie Hooper's Brookside Bar & Grille and the Brooksider Sportsbar & Grill are packed. Grocery shopping is conveniently located a mile away at Price Chopper and Whole Foods.
Top-ranked private St. Theresa's Academy in walking distance
St. Theresa's Academy is an A-plus-rated private school right in the neighborhood. Niche names St. Theresa's the fourth-best all-girls high school in the Kansas City area. Public school options include Hale Cook Elementary, which receives a C-plus from Niche, and Central Middle School High, which gets a D-plus. Central High School receives a C-minus.
Architectural artistry and variety
This leafy neighborhood, with sidewalks and white picket fences, reflects its early 20th-century roots. Its architectural styles include Midwest Shirtwaist, Craftsman, Colonial Revival and Tudor. Most homes sell for between $500,000 and $625,000.
Art, music, food and kids' activities draw thousands to Brookside Art Annual
When banners for the Brookside Art Annual go up around town, it's a sure sign that summer is right around the corner. For the past 38 years, this event has drawn thousands to see and buy original art from local and national artists. The event also features local food vendors, live entertainment and children's activities.
Kansas City Streetcar to include a Brookside-area stop
When completed in 2025, the Main Street extension of the Kansas City streetcar will provide free trolley rides from Brookside Boulevard to downtown. The trolley will add to current transportation options, including RideKC bus service with several stops in the area. Brookside Park is 2 miles west of U.S. Highway 71 and 7 miles east of Interstate 35.
Low CAP scores, some high flood risk
Brookside Park receives a 2 on the CAP Crime Index compared to the U.S. average of 4. There's an increased risk of flooding west of Main Street and along Brookside Boulevard.
