Just minutes from the Kansas-Missouri state line, the neighborhood of Calico Farms encapsulates what it means to live surrounded by green space without leaving behind the urban. It's 15 miles south of downtown Kansas City and has immediate access to many locally owned businesses and mainstream commercial areas. But a bird's eye view reveals the stretch of lakes and ponds, thickets of forest and the wind of Blue River. The neighborhood also borders Minor Park, one of the largest maintained green spaces in Kansas City's park system. Residents of Calico Farms can get city conveniences within a quick car drive, but what gets them to stay is knowing their neighbors and the scenic spaces around them.

Surrounded by acres of open space, parks, and the privately owned Kernodle Lake, homes in Calico Farms have excellent access to green spaces and residential privacy. "There are a ton of midcentury homes, if that's your vibe. And it's an easy commute to downtown Kansas City, like 30 minutes," says Robb Murry. He's been a real estate agent with Chartwell Kansas City Realty for a decade and used to live in the area. "Most of the homes have at least two to four acres, and that acreage lets people do a lot of things. My old neighbor used to keep bees, and lots of people will use the space for extra buildings, like sheds and workshops." Ranch and colonial homes are common, along with split levels and some attached townhomes. Detached three-bedroom properties start around $210,000, while larger homes with ample acreage sit around $350,000.
Shopping and Dining
"You jump across Red Bridge and head to Southern Johnson County, and there's a ton of big shops like Trader Joe's and Whole Foods just ten minutes away over the state line," Murry says. Calico Farms has plenty of locally owned businesses supported by its residents, many of which are off Main Street and Blue Ridge Boulevard. Prefix Coffee serves hot and cold brews along with pastries and kombucha, while McAlister's Deli has freshly sliced deli sandwiches and Corner Bar offers a place for locals to grab drinks in a no-frills atmosphere. Places like The Main Barber Shop and Sci-Tech Automotive have been servicing the community for years, some of the many businesses that get clientele via word-of-mouth.
Parks
Minor Park is a 235-acre span of fields and trees with a golf course, cricket ground and tennis court. The Santa Fe Historic Trail passes through the park, along with the Blue River Greenway and Parkway trails. "There are fantastic hiking opportunities around Blue River and Minor Park, and you can kayak, fish, things like that," Murry says. "Hands down the best mountain biking area within a 50-mile radius, too. It's a great area if you're outdoorsy." Old Red Bridge is iconic for the area for the Love Lock Tradition, lined with locks along the railings that friends and couples place as a show of affection.

Events
Over the summer, the KC Organics Market sets up in Minor Park, where residents can buy crafts and organic goods from local farmers. History enthusiasts can head to The Truman Family Farm, President Harry S. Truman's birthplace, for year-round tours, while Pete's Place puts on karaoke nights and hosts DJs on weekends, along with game day watch parties.
Schools
Public institutions are served by the Hickman Mills C-I School District, and kids can start at Warford Elementary, which receives an overall C-minus on Niche but an A-minus for diversity and maintains a small student-teacher ratio of 13-1. Students move on to Hickman Mills Middle School, which also receives a C-minus, before finishing basic education at Ruskin High. With a C on Niche, it ranks in the top percentile for best high schools for the arts in Missouri. Also nearby is The Barstow School, which has an impressive A-plus on Niche and serves kindergarten through 12th grade. It's highly acclaimed for its academics, ranking as one of the best private schools in the state.

Transportation
Residents can follow Red Bridge Road and hit the ramp for Interstate 49 within minutes, and it feeds into the other major thoroughfares for Kansas City. There are also bus stops along nearby Blue Ridge Boulevard.
