The Chouteau Estates neighborhood within North Kansas City embraces the Missouri River's scenery and the Buckeye Greenway's lush greenery while offering suburban comfort close to downtown Kansas City. While the community maintains the rugged terrain, quiet residential streets, and limited retail offerings of a much smaller town, it is less than 10 miles from the urban hub across the river. Chouteau Estates’ ideal location, combined with its accessibly priced housing options, well-rated schools, and an array of outdoor recreation, makes it one of the most advantageous neighborhoods on the northern side of the Missouri River. “It is a great entry point and starter neighborhood for North Kansas City, with great schools and access to freeways and transportation, and very close to downtown," says Pat Grace with Realtor United Real Estate, who is an expert on the North Kansas City region.

Raised homes on hillside streets
The residential streets of Chouteau Estates are built along hilly terrain, and the home styles reflect the sloping streets. Ranch-style houses are the most popular, but raised ranches, split levels, and bilevel properties are also common. These styles allow homes to be raised above their garages and driveways to accommodate the downhill terrain. The sloping riverside hills make it difficult to build sidewalks, but residents can still enjoy large front lawns, backyards with patios and ample oak tree cover. Homes in the neighborhood range between $200,000 to $300,000, an overall lower price point than similar homes in the Kansas City metro.
