Mid-century-era suburb appeals to families and first-time buyers
Coachlight Square is a mid-century-era south Kansas City neighborhood just two blocks deep that runs from Interstate 435 to the Blue Ridge Cutoff.
“This is a normal suburb close to downtown and Raytown,” Berry says. Coachlight Square is a quiet neighborhood whose overall CAP Index Crime score is 4 out of 10, the same as the U.S. average.
Housing prices in the $200,000s and below make it an attractive choice for first-time buyers who value easy access to highways that can take them anywhere in the metro area.
“It’s a good price point for many buyers. First-time homebuyers can find a small place they can afford, and more established buyers can find more space,” DeCarla Normore, a Realtor with NaLa Management and Realty, says.

“It’s centered between all the best of mom-and-pop restaurants in Raytown and the higher-end outlets in Brookside, the Plaza and Westport,” Berry says.
Neighborhood dining options include Peachtree Cafeteria, which serves soul food favorites like Salisbury steak, fried catfish, chicken, and macaroni and cheese. Other nearby restaurants include California Charbroiled Burgers and Charlie D’s Chicken and Seafood East, which offer popular fried fish and chicken buffets. Lot sizes are bigger than what’s found in newer neighborhoods
Houses built in this era had larger lots, which are hard to come by now.
“It’s very mid-century with houses built in the 50s and 60s. The houses are oversized for the era,” Berry says.
Housing styles include ranch-style, raised ranch-style and split levels. Prices range from $120,000 to $260,000, which is lower than many other K.C.-area neighborhoods.
