Unique zoning split between industry and residences
Coleman Highlands has a unique zoning landscape, as the neighborhood is broken up into a large commercial and industrial area comprising the west side, and historic residential streets on the eastern half. Many neighbors have fought to preserve the single-family ordinance ruling the residential area, which prohibits multi-family dwellings. As a result, Coleman Highlands has a very high owner-occupancy rate, unlike some other parts of Kansas City where historic dwellings have been divided up for renters.
