Renter-heavy neighborhood features 1940s-era homes and highly-rated schools
Colonial Square's forested surroundings and sparsely developed residential areas hide the fact that it is, in fact, quite suburban. While located just over 2 miles north of North Kansas City, "It feels like you're tucked away. We literally have deer in our front and back yards all the time. The first thing you hear when you get up in the morning are birds singing," nearby resident Bryce Morgan says. "It feels like you're on the outskirts of West Virginia or Virginia with windy roads and lots of woods." Yet, Interstate 29 runs west of the community, taking commuters 7 miles to downtown. A major employer, North Kansas City Hospital is 2 miles away, and established restaurants as well as the hip Iron District are within 3 miles of the neighborhood.
The neighborhood is a blend of apartments, accounting for the majority of residences, midcentury single-family housing and Colonial Square Homes Cooperative Townhouses. Morgan says that the population of the area is aging now, creating a gradual shift with newer homeowners coming in. "You're seeing a big shift where people who have lived here for 40 to 50 years are moving out and new people are moving in, It's a prime location to invest in."
Proximity to Interstates 35 and 29 makes for simple commute
The neighborhood's location affords straightforward commutes. Interstates 35 and 29 are about a half mile away from residences. Also, public transportation is an option with several RideKC stops located along Parvin Road. Kansas City International Airport is 16 miles away. "One good thing about living north of the river is you can always get to downtown in 10 to 15 minutes even with traffic," Morgan says.
Dining venues feature styles from old-world Italian to repurposed shipping containers
Nearby dining blends the familiar with more innovative options. Several restaurants line North Oak Trafficway within 2 miles, including family-owned Cascone’s, an Italian restaurant that opened in 1954. Queen Sweets serves Middle Eastern specialties and baked goods. The Iron District, 3 miles to the south, is home to rotating shopping and dining options, the latter housed in brightly painted shipping containers, with picnic tables, games and seasonal live music. “The whole area used to be warehouses,” Berry says of the Iron District.
Also about 3 miles away, Screenland Armour is a movie theater that has a speakeasy in the back called Rewind Video and Dive. This trip back to the 1990s features throwbacks such as clunky Sega and PS1 consoles, Goosebumps books, old movies and “adult capri sun” drinks. “It’s like hanging out in your friends’ parents’ basement in the 1990s on beater couches where you can play old video games,” Berry says. Next door, Kansas City Sail Away is a wine bar that sells wine out of vending machines.
Prather Park offers ample green space right in neighborhood
Next to the neighborhoods, Prather Park's 4 acres include open green space and a baseball diamond. Less than half a mile away, Kansas City North Community Center has outdoor tennis courts, a gymnasium, an auditorium, meeting rooms and a pottery studio. It coordinates trips and meet-ups geared toward the 50+ community.
Post-war homes feature ranch-styles and split-levels
The neighborhood includes apartments, an affordable housing cooperative and single-family housing with about 80% of the community renting. There are roughly 60 single-family homes in the neighborhood. “All the houses, from one house to the next, are all different. A lot of the houses were built in the 1940s, not quite into the mid-century but there are a few of that style. There are a lot of shotgun ranches and bungalows. The lots are large. It’s common to see half-acre lots here. A lot of nurses live there. It’s kind of a work, work, play area for people who work at NKC Hospital,” Justin Berry, a Realtor with Plains Paris Team, says. Prices ranging from $175,000 to $250,000.
Colonial Square Homes Cooperative Townhouses is an affordable housing project in the area comprised of about 250 townhouses. Prospective residents must apply and qualify to participate in the program.
All neighborhood public schools receive a B rating from Niche
The neighborhood is part of the North Kansas City School District, which Niche rates the second-best school district in Clay County, giving it an A rating. Colonial Square children can attend Crestview Elementary, Northgate Middle, Eastgate 6th Grade Center and North Kansas City High School. All schools earn a B rating. North Kansas City High School offers eclectic extracurricular activities, from its anime club to the Science Olympiad team.
Screenland Armour movie theater hosts events for fans of anime, horror and trivia
The Screenland Armour movie theater hosts fun events every week, including Pop Culture Bingo Nights on Wednesdays, backyard movie nights in the summer and Friday Night Frights where it shows a horror movie. It also has an anime club.
