Located at a bend of Interstate 29 in Kansas City’s Northland region, Crestview provides homeowners with a leafy, suburban existence across the Missouri River. Less than 10 miles from the heart of the Kansas City metropolitan area, this small neighborhood is packed with popular parks, an array of local favorite restaurants, and homes in a wide range of sizes. These amenities and Crestview’s convenient location have made it a viable option for aspiring suburban homeowners in the KC metro. “Crestview is quiet and friendly and a highly sought-after neighborhood," says Lem Coleman, a Realtor with EXP Realty and a Kansas City native. "It’s just minutes away from local shops, restaurants and parks, with easy access to major highways.”

Crestview homes of all sizes are in high demand

Crestview has a wide variety of housing diversity despite the neighborhood's small size. Within just a few blocks, the area offers tree-shaded, hilly streets lined with pastel-painted ranches, bungalows, or multi-floor family homes outfitted with intricate brick and stonework. Homes are built close together, but there is still enough room for residences to have large front lawns. Crestview properties range from $100,000 to $200,000 for homes around or under 1,000 square feet, and larger residences range between $300,000 and $400,000. Like other neighborhoods in the Northland, Crestview listings often sell in less than a week. “It’s a very aggressive buyer’s market. Things are on the market for a day and then gone because it’s a highly converted area to live in. says Jennifer Langston-Justus, a Realtor with Dream Properties Real Estate and co-host of the local real estate podcast “Get Real KC.”

Specialized career preparation at North Kansas City High

Public school students can attend the North Kansas City School District. Crestview Elementary School is at the heart of the neighborhood and has a B score on Niche. Northgate Middle School also has a B on Niche, while North Kansas City High School earns a B-plus score. The high school offers specialized career pathways for students interested in studying business, technology, health science and human services. Crestview is also home to St. Pius X, a private Catholic high school that has been in the community for nearly 70 years. Northwest Missouri State University – Kansas City is 4 miles away from Crestview for a nearby higher education option.

Baseball and swimming at Gorman and Northgate Parks

Crestview Park is at the center of the neighborhood along Northeast 43rd Street and offers a small playground and an open field with two baseball diamonds. Anita B. Gorman Park and Northgate Park along I-29 are two more popular recreation spaces, with another baseball field, a public pool, and a large public fountain. In the warm seasons, the parks become a favorite place for outdoor concerts. The Rush Funplex is less than 2 miles away from the neighborhood along the North Oak Trafficway. Cascone’s has been a neighborhood staple for generations

Just north of Crestview along the North Oak Trafficway are the North Oak Village and North Oak Marketplace shopping centers. The twin shopping complexes host a small selection of everyday shops, including a Price Chopper, Aldi and a Sam’s Club. Several local favorite restaurants line the trafficway, including Cascone’s. This restaurant has been in the community for generations and serves authentic Italian cuisine, from pasta and pizza to a wide selection of wine. For more casual cuisine to go, residents can choose from gyros and Greek salad at Queen Sweets and Mediterranean Grill, noodle bowls at Bun Mee Pha or deep-fried tacos at In-A-Tub. All three restaurants are within walking distance of each other along North Oak Trafficway.
