Crossing over from south Kansas City to the suburbs
Crossgates is a fitting name for a neighborhood that is on the southernmost outskirts of Kansas City, and a gateway for those crossing over into neighboring suburban communities like Grandview and Lee’s Summit. The small community is mainly residential but attracts outside visitors during the summer months when locals from across the Kansas City metro visit The Bay Water Park and Longview Lake. Year-round, Crossgates is occupied by full-time residents who enjoy the neighborhood for its accessibly priced and newly renovated housing, convenient commuting options into downtown KC and welcoming atmosphere. “Everyone is super friendly,” says Ann Iiams, a Realtor through Better Homes and Gardens Kansas City Homes who has been selling in Kansas City for over 12 years. “There are always kids playing and hanging out in the neighborhood.”
Crossgate owners focus on renovating older homes
Most houses in Crossgates are split-level and ranch homes from the 1970s and 1980s, which are often decorated in colorful paint colors ranging from fire engine red to canary yellow. While many of these homes retain their original charm, several have been renovated with modern exteriors and interiors. Most properties have small front yards, contrasted by larger backyards that are typically built into heavily forested areas bursting with natural shade from tall trees. A three-bedroom house in Crossgates ranges from $200,000 to $300,000.
Ruskin High focuses on personalized arts and science education
The Crossgates neighborhood is zoned within the Hickman Mills C-1 School District. Local children can attend Ingels Elementary and Hickman Mills Middle School, both with a C-minus score on Niche. Ruskin High School has a C score from Niche. Ruskin sorts all its students into Small Learning Communities focused on one of four subjects – arts, business, engineering or health services. Crossgates is within 6 miles of Avila University, a private Catholic college with less than 2,000 students.
Commute by bus or car along Highway 71
While Crossgates is removed from the bustle of the metro, downtown Kansas City is only a 15-mile drive on nearby U.S. Highway 71. Locals can also take a daily Ride KC bus route that leaves from Blue Ridge Boulevard and Holiday Drive and arrives in the heart of downtown. For long-distance drives, Interstates 49 and 470 are also nearby. I-470 provides a quick route to Lee’s Summit Municipal Airport or St. Luke’s East Hospital, which are both on Northeast Douglas Street around 10 miles away.
Access to Kansas City and Grandview farmers markets
Longview Shopping Plaza anchors the northern part of the community on Longview Road, and is the largest local shopping complex. The retail center has an El Mercado Fresco for groceries and multiple fast-service street food restaurants, like Fish City, El Rincon and GJ Fish & Chicken. Truman’s Marketplace on the western side of the community along I-49 has a Price Chopper for a larger grocery selection, as well as several clothing shops.
Due to its location between south Kansas City and Grandview, Crossgates is within 5 miles of two weekly farmers markets. Grandview Farmers Market on Byars Road and the 117th Street Farmers Market in south Kansas City are both open every Saturday morning during the summer and early fall.
Waterfront fun at Bay Water Park and Longview Lake
Residents from across south Kansas City head to The Bay Water Park as soon as it opens for the summer. The water park on Longview Road features a surf simulator, waterslides, a lazy river, lap lanes and a water basketball court. Longview Tract Park, just across the street from Bay Water Park, offers a free spray park during the warm season. Crossgates is less than 3 miles away from Longview Lake, a 930-acre body of freshwater off Raytown Road. The lake has no shortage of makes to enjoy the water and surrounding woodlands, with a public swim beach, sand volleyball courts and marina for boat rentals that are popular in the spring and summer, and hiking trails and a fishing dock that locals enjoy year-round. “This far away from the main city, it’s a little more quiet, and people focus more on going outside and having fun that way,” says Hanna Clark, a vet tech at the Crest Animal Hospital.
