If a single neighborhood can attempt to capture the character of Kansas City, Eastern 49-63 lives up to that challenge. This area – which extends from 49th Street along Brush Creek to 63rd Street at the heart of South KC – includes a major university campus, home styles reflecting the city’s architectural diversity, restaurants of diverse cuisines, access to the iconic Paseo boulevard, and proximity to one of the city’s most significant parks, among many other amenities.

Eastern 49-63 derives its name from its location between 49th and 63rd Streets, which encompasses a great stretch of Kansas City’s South Side. The avenues closer to Brush Creek are lined with multi-floor family homes and arts-and-crafts residences of differing colors and designs, and many of these homes have commanding views of Brush Creek and the neighborhoods across the water. At the neighborhood’s southern end, bungalows predominate, but an occasional Colonial provides stylistic diversity to the area, as do small cottage homes along the Paseo. This diversity in homes is reflected in the varying average home values in this neighborhood; two-bedroom homes tend to be priced at $180,000, while three-bedroom homes have an average price of $200,000. These estimates are decently below the citywide average price of $230,000.

Local Realtor Cindy Curd of Realty Executives describes this neighborhood as a "great location," as it is "near UMKC and Rockhurst University and all that is happening on Troost.” Eastern 49-63 borders the large campuses of the University of Missouri-Kansas City and Rockhurst University, a public research university and a Jesuit liberal arts college, respectively. UMKC has a large student body of over 16,000, and its law school has produced a President – Harry S. Truman – and a Supreme Court justice, Charles Evans Whittaker. Walt Disney, who grew up in Kansas City, drew UMKC’s “Kasey Kangaroo” mascot. The private Rockhurst University serves a much smaller enrollment in the low thousands, and provides a unique, service-driven education inspired by its Ignatian philosophy, while consistently receiving high ratings among Midwest regional universities. This neighborhood is also home to Troost Elementary School. Public school students may go on to attend Central Middle School and Southeast High School.

Eastern 49-63’s role as a college community has also brought recreational sports to the area, especially at Loyola Park, where games of softball, baseball, tennis, and more are a regular sight. Mason-Halpin Fieldhouse, located just around the corner, contains a basketball court within its stony exterior.

Residents of both this campus and the surrounding neighborhood live close to the shops and restaurants along the vibrant Troost Avenue, as well as the amenities of the New Landing Mall along East 63rd Street. This shopping mall includes clothing, furniture, and other home goods stores, and it sits just up the block from the local Aldi supermarket. Highlighting its restaurants selections is Yummi Crab, which specializes in cajun-style, shareable boiled seafood dishes. It also holds happy hours, so order a cold beer to wash down those spicy snow crab legs.

Eastern 49-63 is due south from Downtown; Highway 71 and other major city roads make travel to the city center a matter of around 10 miles, about a 15-minute drive. Additionally, the popular shops of Country Club Plaza are just 3 miles away, or roughly 10 minutes of drive time.
