A growing community in Independence, Missouri
Fairmount is a growing community with working-class roots 8 miles west of downtown Kansas City. “A long time ago when the city depended on trolleys, Fairmount was the end of the trolley line. We’re talking before air conditioning and all of that,” says Betsy Waldman, grant manager for the Northwest Community Development Corporation, a nonprofit that runs the Fairmount Community Center. Wealthy Kansas City families would weekend at Fairmount amusement park before a steel mill and oil refinery moved in, dramatically shifting the neighborhood character. Today, Fairmount is a diverse community where many longtime residents have connections to historic industry in the area. First-time buyers see opportunity here. “A lot of buyers are coming and fixing up homes that have been there for a long time,” says Jayme Generaux, a real estate agent with Realty Executives of Kansas City. “That’s helping property values.”

An attractive market for first-time buyers
Fairmount offers a more affordable entry point into the Kansas City metro, especially being so close to downtown. Fixer-uppers can sell as low as $50,000, though most updated two-bedroom builds start at $110,000. Homes with three bedrooms and some upgrades range between $150,000 and $180,000, with a few climbing up to $225,000. 1920s bungalows and small ranch-style homes are common, though the neighborhood also features saltbox homes, Foursquares and Craftsman builds. “You really find a variety of styles in the neighborhood,” Generaux says. “And it’s a great market for first-time homebuyers.” In the warmer months, Fairmount turns a vibrant shade of green, and the tree-lined streets cast homes in cooling shadows. The neighborhood also hosts two low-income housing complexes for seniors.

Resources and connection at Fairmount Community Center
Locals explore forested trails and climb over shaded play structures at Fairmount Park. Birthdays and family gatherings are held at the park’s reservable shelter, which has picnic tables and a grill. The adjoining Davis Park has open green space and baseball fields. The Fairmount Community Center is an essential part of the community, especially for the area’s oldest and youngest residents. “We do a lot of different activities for seniors, and kids during the summer can eat free for lunch,” Waldman says. The predominantly volunteer-run center serves lunch every day, organizes game nights, provides transportation to medical facilities and more. “Were kind of a hidden asset in this world.”

Local eateries along Highway 24
Most of the area’s dining and shopping is concentrated along Highway 24. Mornings can start at Blendwell Community Café, which strives to connect neighbors through fresh-brewed coffee and local events. Residents can reserve meeting spaces or attend cooking classes, art galleries and community discussions put on by the café. Down the street, Los Amigos is a popular family-owned restaurant serving a blend of Central American and Mexican staples. Grocery shoppers can head to Sterling Apple Market or the Save A Lot a mile and a half away.

Access to downtown Kansas City is a plus
“The neighborhood is very walkable,” Generaux says. “You can walk to grocery stores and other places, too. But you’re still close to the highway if you need to drive somewhere.” Commuters can drive or hop on a Ride KC bus along Highway 24. Road improvements are expected to be completed in spring 2024. The area has a few stops for IndeBus lines as well, which connect to the greater Independence area.

Sugar Creek celebrations next door
Sugar Creek next door hosts large-scale community events, including the Sugar Creek Slavic Festival and an Independence Day parade and fireworks show. “It is the largest Fourth of July parade in the Kansas City area,” says Joseph Kenney, city administrator for Sugar Creek. “One of the cool things I like to see is they have a Corvette unit,” says Sugar Creek Mayor Mike Larson. “As they come down, they space themselves out from oldest to newest. There will be anywhere from 60 to 75 Corvettes.” At night, the city launches fireworks at LaBenite Park. “It’s a professional display,” Larson says, “People come from all around to see it.”
Facility upgrades at Independence schools
Students can attend Fairmount Elementary School within the neighborhood, which has a C-plus rating from Niche. Kids continue on to Nowlin Middle, which gets a C, then graduate from Van Horn High, also a C-plus-rated school. In recent years, Independence School District has used a $43 million bond to improve facilities at several area schools; Van Horn High has a new cafeteria and auditorium.
