Prices below the Kansas City median
Affordability is a primary draw to the neighborhood, as homes are generally priced below the Kansas City median. According to Realtor Dani Thompson, “You can get a whole lot of house for not a lot of money.” Thompson works with SBD Housing Solutions and has sold in the neighborhood. Investment properties typically start around $125,000, while new or fully renovated construction sells up to $240,000. With most homes built in the 1950s and 60s, ranch-style homes and split-levels are common, seldom accompanying more than three bedrooms. Many employ brick features and vinyl siding, and some ranches are raised with a garage tucked underneath.
The neighborhood has a cluster of townhomes near James A. Reed Park, with two-bedroom units falling between $100,000 and $125,000.

A space for community at the Blue Ridge Branch Library
James A. Reed Park within the neighborhood has a popular walking path surrounding a playground and open green space. Locals meet for birthday parties at the park’s picnic tables and study the large signs showing the alphabet in American Sign Language.
The Blue Ridge Branch of the Mid-Continent Public Library system is also a vital third space for residents; a renovation in late 2021 introduced meeting spaces open to community groups. “We’re a busy library, we’re a happy library,” says Dylan Little, Blue Ridge's branch manager. “People come in all the time, they take a few steps in and notice the difference the renovation has made. It’s great having a chance to create space for outside organizations.” The expansion included more seating for people to read or use the technology on site. Locals also take advantage of the library’s diverse programming, which includes weekly story times, local history talks, classes for English learners and book clubs that have met for years. “It’s neat to see the things that strike a chord with the community.”
Residents enjoy playing with their kids at James A. Reed Park.
