A well-connected suburb in fast-growing Northland Kansas City
A Northland suburb of Kansas City, Gashland is well connected to necessities and luxuries. Named for its long-ago landowner Joseph D. Gash, Gashland is a continually growing community with highly rated schools, a brand-new library, local dining and big-box shopping. Highways cutting through the neighborhood deliver residents to the downtown core 13 miles away. “A lot of people will consider Gashland like a little community," says JR Radtka, Realtor with ReeceNichols Kansas City North. Radtka is a longtime Northland resident and lives close to Gashland. "I like the convenience of everything. When we take a trip, it's about a 10-minute ride to the airport; everything is very accessible with minimal traffic."
Gashland development spans decades
Buyers here will find an eclectic mix of development from the 1940s through the 2020s. Older ranch-style homes and split-levels start at $185,000, while four- and five-bedroom builds from the 1980s and 90s range between $300,000 and $450,000. 2000s and 2010s construction on the eastside can reach up to $600,000, with brand-new construction scaling even higher. These new traditional homes come in neutral colors and typically accompany ample garage space and large, fenced backyards. Townhomes near Bridge Point Park fall between $230,000 and $300,000.
The emergence of new homes here are part of a broader trend for the suburbs north of Kansas City. "We are seeing many people move to Northland because it's away from the city. It has expanded so much since I was a kid, and it's seeing much development," says Sean Van Horn, a Northland Realtor with Exp Realty who runs the YouTube Channel "Living in Kansas City. "

North Kansas City Schools earn high marks
Students attend schools in the highly rated North Kansas City School District, which earns an overall A from Niche. Most of the neighborhood’s kids start at Gashland Elementary, which has an A-minus, then continue to Clardy Elementary, a B-plus-rated school. Gateway 6th Grade Center has an A, and Antioch Middle gets a B-plus. Teens graduate from Oak Park High, which also earns a B-plus. In 2021, the district implemented a college and career pathways program allowing high schoolers to choose from one of four tracks in health, business, technology and design or human services.
Recent graduates or any adult learners can take classes at the Maple Woods campus of Metropolitan Community College about a mile from many residences.
Gateway 6th Grade Center is one of two 6th grade centers in the district.

Gashland's library gets a full refresh
The neighborhood’s library re-opened in fall 2023 after a two-year renovation, unveiling new community and meeting rooms and upgraded technology. “The community response has been very positive, overwhelmingly positive,” says Sherry Bridges, North Oak branch manager for Mid-Continent Public Library. “We were very appreciative of the community waiting for us while we were closed, and they have welcomed us back wonderfully.” The library offers multigenerational programming, including story times twice per week and monthly book clubs. “Sometimes we try to look at who is our customer, how would we define our customer,” Bridges says. “We have no majority. We have a majority minority with our users; We have people from all different demographic backgrounds.”
Retail and restaurants along North Oak Trafficway and Barry Road
Residents have the best of both worlds, as homes are close to local and chain restaurants, as well as small and big box shopping. On North Oak Trafficway, Kate’s Kitchen is a favorite breakfast stop for locals, and Taco Rico is well known for ice cream and quesabirrias. Barry Road hosts popular sit-down chains Hawaiian Bros Island Grill and Minsky’s Pizza. Stocking necessities is simple, with a Price Chopper in Oak Barry Center and a Target in Barry Towne shopping center.
The neighborhood offers plenty of opportunities for family-friendly fun, including PowerPlay arcade and T-Shotz driving range.

Gashland parks are immersed in forest
Neighborhood parks include Highland View Park, home to a playground and a woodland walking path. Maplewoods Greenway is an ideal spot to bring out bikes, offering expansive prairie and forest views. Locals can also drive to larger public green spaces like Hodge Park, which has mountain biking trails, athletic fields and the Shoal Creek Living History Museum. Golf enthusiasts appreciate the challenging championship course at Staley Farms, a members-only course a few miles from Gashland homes.

Summer musicals and fireworks at Gladstone Amphitheater
A local highlight is Gladstone Theatre in the Park, an outdoor amphitheater that produces summer musicals and hosts a beloved Independence Day fireworks display. Residents also look forward to Gladstone’s annual Gladfest, a fall festival with arts and crafts vendors, food stands, live music and a Little Miss and Little Mister Gladfest competition.
Route 152 runs through the neighborhood
Missouri Route 152 and Maplewood Parkway intersect within the neighborhood, connecting residents to the broader Kansas City metro. Downtown and Kansas City International Airport are each about a 15-mile drive away.
