Walking to get a cup of coffee in the morning and enjoying a quick commute to Kansas City’s core is the way of life in Hawthorne-Picture Hills. The 6-mile Southern Platte Pass asphalt trail spans the area, allowing residents to easily walk to the neighborhood's highly rated schools, bustling commercial centers and several other recreational hubs. Interstate 29 is also near the north Kansas City neighborhood. “Easy highway access is a big factor here,” says Ron Henderson, a team lead and Realtor with Keller Williams. “It makes Northland destinations like Zona Rosa easy to get to, and it’s not too far from downtown Kansas City.”

In addition to their central location, the cul-de-sacs of Hawthorne-Picture Hills are brimming with three-to-four-bedroom dwellings built in the 1980s. Find split levels with shuttered windows and two-car garages. You’ll also notice ranch styles with sprawling or raised layouts. These houses typically sit on quarter-acre lots and cost anywhere between $300,000 and $400,000, a range higher than a Kansas City home’s average $250,000 selling price.

Children in Hawthorne-Picture Hills are in the Park Hill School District, and every school on this area’s track has an A-minus grade or higher from Niche. First, students can attend English Landing Elementary. Steve the Therapy Dog roams the school halls, offering students support whenever they feel stressed. Then, students can go to Lakeview Middle, where eighth graders mentor sixth graders with the Where Everyone Belongs program. Lastly, they attend Park Hill South High School, which offers a Professional Studies Program, supplying students with real-world workplace experience at local businesses. It also has an outdoor classroom with nature trails, an amphitheater and limestone chairs and desks.

While the neighborhood’s expansive walking trail provides ample outdoor activity, it also leads to a few other green spaces. Head to 8-acre Woodsmoke Park to run around the playground or hike the short, forested trail. The National Golf Club of Kansas City is also about 4 miles away. Decorated golfer Tom Watson designed the private, 18-hole course, and it is often regarded as one of the most difficult in the city with rolling terrain and wooded glens. Members can also use the tennis courts, the pool and the state-of-the-art fitness center.

At the Picture Hills shopping center, residents are near plenty of shopping and eating options. Grab a bite at The Peanut, a local restaurant known for its spicy buffalo chicken wings and towering BLTs. You can even pick up groceries at Hy-Vee to make your own meal. The Burlington Creek shopping center is also connected to the neighborhood via the trail. Purchase organic groceries from Sprouts Farmers Market or eat from nationally known places like Caribou Coffee and Smoothie King. Hop on Interstate 29, and a 4-mile drive north will lead you to Zona Rosa, an open-air commercial center. Buy new tennis shoes at Dick’s Sporting Goods, browse the books at Barnes & Noble or watch the latest movie at AMC. A 12-mile drive south on thoroughfare will also take you to downtown Kansas City, where you can devour a meal from the restaurants in Westport or shop the 15 blocks of retail options at the Country Club Plaza.
