A diverse range of housing styles
The namesake estates in this neighborhood come in a variety of architectural styles. Colonial Revivals sitting on sprawling lawns behind wood fences are common, though homebuyers may see a classic Traditional or Greek Revival thrown into the mix. “Custom-built houses sit on lots anywhere between a quarter acre to 5 acres,” says Keller Williams Realtor Pam Bardy. “But there are also a few ranch styles as well.” In addition to the ranch-style houses in Highview Estates subdivisions, stone façade bungalows and Tudor-inspired homes. Real estate prices typically start around $165,000 and climb to $600,000, though homes on acres of land can fetch over $2 million.
Strong academics at Lee’s Summit schools
Highview Estates students are zoned to three different school districts, including Lee’s Summit R-VII School District, which is ranked the second-best district in Jackson County. Schools in the district include Hazel Grove Elementary and Bernard C. Campbell Middle, both of which earn an A-minus overall score from Niche. A-rated Lee’s Summit North High School is known for its strong college prep, extracurricular and athletic programs.
Outdoor recreation in eastern Missouri
A 13-mile segment of the Rock Island Trail, which stretches across 200 miles of Missouri, passes through the Kansas City metropolitan area, parts of which also link through Highview Estates. Hikers start at the trailhead along East 98th Street, connecting to Vale Tunnel, a 400-foot-long underpass that the Missouri Central Railroad System once used. Locals opting for a less intense hike can loop the short, paved trail at Bent Tree Park. The 3-acre greenspace also features a newly built bright green and blue playground with three slides, monkey bars and a seesaw. Opened in early 2024, Paragon Star Sports Complex offers a multi-purpose recreational space for the region, featuring 10 FIFA-sized soccer fields, pickleball and volleyball courts, as well as a multi-level ropes course. Residents will also be able to enjoy the complex’s 90,000-square-foot shopping and dining area, which will be known as The Village Plaza. Highview Estate equestrian lovers and their steeds trot over to Silvertooth Stables to ride 52 acres of land while golfers hone their skills at the 18-hole Teetering Rocks Golf Course, with its quirky features like its heart-shaped green at hole 3 or the Loch Ness monster statue at hole 10.
Homemade goods and long-standing locales
Overlooking the rolling hills of Teetering Rocks is The Yellow Rock Barn. In the early 1900s, the land was home to Harrison Restaurant, an establishment famous for its farm-fresh homestyle cooking and popular among many of the area’s prominent businessmen, including former President Harry S. Truman. Today, the property consists of three event space barns and the Messner Bee Farm, where husband-and-wife duo Rachael and Erik Messner keep bees and use the honey to make beeswax candles, beard oil and lip balm, all for sale at the farm store located on-site. Intouch Copy and Patsy’s Place operate out of the same yellow storefront. For over 25 years, the two local businesses have offered customers top-of-the-line printing services and a cup of coffee or specialty latte while they wait. For more eateries and fast-food, plenty of options are dotted along Blue Parkway, where a Target and Walmart Supercenter fulfill grocery needs.
