Tucked up against the southern edge of Swope Park and blanketed by undeveloped forestland is the Hillcrest neighborhood of Kansas City, an area where well-built homes on large lots, paired with lower-than-average price points, all add up to exceptional value. “You really get a lot for your money,” says Realtor Pat Grace of United Real Estate Kanas City. “The price points are lower, so it’s great for first-time homebuyers.” And the value propositions don’t end with the real estate prices. Hillcrest also offers access to nearby amenities from golf to hiking to shopping, and the neighborhood’s proximity to Interstate 435 puts all of the greater Kansas City area – and beyond – within easy reach.

The median price for homes in Hillcrest is $250,000, and buyers should expect to pay around $150 per square foot. A cozy two-bedroom, one-bathroom bungalow lists for around $119,000, whereas a three-bedroom, two-bathroom ranch-style house can sell for as much as $260,000. Most of the homes in the neighborhood were built in the 1950s or earlier, meaning buyers can expect to find traditional touches typical of that era, like hardwood flooring and crown molding.

Children in the neighborhood can attend Westridge Elementary, Central Middle, and Raytown South High School. Students at Raytown South have a variety of opportunities to supplement college applications with an array of extracurricular activities. The school not only fields teams in several varsity sports, but also affords students the opportunity to participate in activities ranging from theater and orchestra to the robotics team, the forensics team, the environmental club and the Southside Steppers step club.

Golfers will revel in having two different courses in the neighborhood, both of which are open to the public. The Heart of America Golf Course features two different 9-hole courses. The River Course is a par-35 course that covers 2,604 yards, with water hazards present on more than half the holes to add an extra level of challenge. The course is known for its narrow landing areas and challenging greens, requiring both accuracy and control from players. The Rock Course is a 996-yard par-3 course that is perfect for novice golfers or those wanting to improve their technique on shorter holes. Heart of America also offers an indoor simulator for anyone wishing to work on their game in the off-season. Meanwhile, Hillcrest Golf Club has a full 18-hole course with a length of 6,774 yards. Because of the non-residential setting of the course, golfers can be assured of a round free from distractions arising from neighborhood noises or passing cars. The club offers equipment rentals and lessons, as well as food on-site.

For those who prefer their walk without the interruption of having to play golf along the way, hikers can access both the Eddy-Ballentine Trail and Blue River Glades Nature Trail from Blue River Road in Hillcrest. The Eddy-Ballentine Trail is a 1.4-mile loop shrouded by old-growth trees. The trail winds through beautiful surroundings, and don’t be surprised if you spot some wildlife on your hike. The Blue River Glades Nature Trail is a 3-mile path through a limestone glade dotted with 300-year-old chinquapin oak trees. A portion of the trail meanders through fields of wildflowers and grasses that provide a palette of colors all year.

For grocery shopping, Save A Lot is a mile from the neighborhood, and Walmart Super Center is 10 minutes away by car for those other household necessities. When the need to dine out strikes, neighborhood residents flock to Luna’s Chicken N Seafood for some of the area’s best fried chicken and fish, not to mention sides and desserts. Down the road is New China, offering traditional Chinese dishes in a casual and inviting atmosphere. Just in case you’re longing for some time in the city, Oldham Farms is 15 miles from both Kansas City and Overland Park, so residents can easily get to either urban center in a short time. “It’s an easy trip to Overland Park, and downtown Kansas City is easy, too." Grace says. "You can work in either place and get there quickly.”

With its attractive prices and wide range of amenities, it’s no wonder that so many people find Hillcrest such a great place to live.
