Transformed sense of community in Kansas City’s East Side
The small urban community of Ivanhoe looks very different today than it did in the 1990s. For years, Ivanhoe battled high crime rates, numerous home vacancies, and trash-ridden streets until involvement from residents allowed an active neighborhood council to take root in the area. Now, Ivanhoe residents can take advantage of beautification efforts, youth and senior programs and health initiatives like a neighborhood farmers’ market. These programs and the area’s dynamic local parks and beloved neighborhood restaurants have turned Ivanhoe into a community many locals are proud to call home. “There are still challenges in the neighborhood, but there is also a rich history here in Ivanhoe, and we also have a thriving neighborhood association with a lot of resources for homeowners, young adults, the elderly and children,” says Alana Henry, the Interim Executive Director for the Ivanhoe Neighborhood Council.

Homes in Ivanhoe can come with free repairs
Like most East Side neighborhoods, Ivanhoe Southeast has many homes mainly built between the 1910s and 1920s. An abundance of bungalows and the occasional multi-floor family properties line the neat, gridded streets and are flanked by sidewalks and small front lawns. The average home price in this community is $150,000, well below the citywide average of $240,000. The neighborhood council also offers free repairs for windows, locks and other minor home problems to all Ivanhoe residents. “We have a lot of senior residents who are on fixed income and don’t have the money to pay for the repairs on their homes, which is often over 100 years old, so that program is funded in part by the city and allows us to do housing repairs,” Henry says.
Highway 71 connects to downtown and nearby health care
The neighborhood’s location alongside Highway 71 makes driving the 5 miles north to downtown KC easy. The area is also served by the Ride KC transit system, and there are several bus stops along East 39th Street and Prospect Avenue for residents who do not have cars. Ivanhoe Southeast is also within 3 miles of two well-rated healthcare facilities, Kansas City VA Medical Center on Linwood Boulevard and Saint Luke’s Hospital of Kansas City on Wornall Road.

Ivanhoe Southeast is served by the Kansas City Public Schools system, and the area’s youngest residents can attend King Elementary School, which is located across Martin Luther King Jr. Square Park on the south side of the neighborhood. The elementary school scores a C-minus on Niche. Ivanhoe Southeast is less than 3 miles from Central Middle School and Central High School, which share a campus and score a D-plus and C-minus on Niche, respectively. Ivanhoe Southeast is also within 2 miles of the Paseo Academy of Fine and Performing Arts, which offers dance, fashion design, music, and theatre courses. Niche gives Paseo Academy a C ranking. University of Missouri Kansas City is within 3 miles of Ivanhoe Southeast.

As more businesses have set up shop in Ivanhoe, a few unique restaurants have become beloved local staples. Johnny’s Donuts on Prospect Avenue serves up a unique donut burger sandwich, while Murdock’s Fresh Fish and Seafood down the street specializes in fried fish and crab legs. Sankofa Café in neighboring Oak Park serves authentic Jamaican grub and brags that they offer “the best oxtails in Kansas City.”
Ivanhoe Southeast residents benefit from a local Aldi at the corner of Prospect Avenue and East 39th Street, one of the largest chain grocery stores in the immediate area. Linwood Shopping Center, further up Prospect Avenue, also offers a Sun Fresh Market. Locals can also browse for fresh produce at the Ivanhoe Farmers Market, which is held on Woodside Avenue on the second Saturday of every month.
Hike and play along Martin Luther King, Jr. Square Park
The neighborhood surrounds Ivanhoe Park along 43rd and 44th Streets, an oasis of green space and outdoor recreation in the otherwise heavily urbanized East Side. This small park includes a baseball field, basketball court and playground. Martin Luther King, Jr. Square Park along Emanuel Cleaver II Boulevard features a top-class playground that was donated by 15 and the Mahomies, the charity organization of Chiefs quarterback Patrick Mahomes. The park also runs alongside Brush Creek, and the greenway surrounding the creek offers the perfect place for a scenic walk.
