Lea Manor's renovated ranch-style homes
Midcentury ranch-style homes dominate the market here, though many have been renovated since their 1950s origins. The neighborhood’s three-bedroom builds start around $250,000 and typically top out around $450,000. “If you grew up in KC, your perspective is, ‘Wow, it’s so expensive now,’” Galbrecht says. “I would say we’re still more affordable than a lot of places, especially for what is offered here.” Lea Manor is also home to the Kingswood Senior Living Community and some apartments close to Indian Creek.

Kids attend Kansas City Public Schools
Students are zoned for Indian Creek Elementary, which has a C from Niche, and Center Middle, which also has a C. Athletics are important at C-plus-rated Center High School, which inducts students annually into its Athletic Hall of Fame. Parents, staff and community members raise funds and provide support to sports teams through the school’s Yellowjacket Athletic Booster Club.

Water play at Watts Mill Park
With such close proximity to Indian Creek, residents enjoy waterfront trails and relaxation just steps from the neighborhood’s shopping center. Watts Mill Park is a small, though beloved pocket of green sitting creekside, with a picnic table and rocks for visitors to climb and sit on while eating lunch and dipping feet by the waterfall. Indian Creek Trail connects to Leawood Park to the southwest or the Indian Creek Greenway to the northeast.

A history of flooding near Watts Mill Plaza
Homes near Ward Parkway, 101st Street and Indian Creek are at an elevated flood risk. The last major flooding event in the area was in 2017, when businesses in the shopping center were shuttered due to dangerous flood waters. The community rallied around affected businesses like the Tavern, which hosted a “Flood Party” on the one-year anniversary of the event to thank locals for their sustained support.
