Maple Park West, a neighbor to Worlds of Fun

A familiar sight for Kansas City locals, Maple Park West is easily identified by the iconic Worlds of Fun Water Tower, painted and structured to look like a hot air balloon. It signals what the area is most well-known for: Worlds of Fun, the largest amusement park in the Midwest. Since it opened in the 1970s, the park has brought locals and tourists in droves to the area, but the residents have a relatively quiet existence. With a large industrial area to the north and downtown Kansas City to the west, Maple Park West managed to carve out a small residential spot for itself in the mid-20th century, and for the most part, it looks much the same. Recently, however, it's been seeing new subdivision developments and businesses opening around it, giving it a boost into potential homebuyer's eyeline for its suburban location and amenable price points.

Midcentury ranch homes to contemporary builds

Along the hilly lawns of Maple Park West are a variety of architectural styles, many having been built between 1950 and 1970. Traditional styles are the most common, with sprawling ranch homes and elevated bilevels alongside the ever-classic bungalow. Duplexes and townhouses are also available, though they're less common than detached properties. "The low price points make it a very attractive neighborhood for many buyers," says John Simone, a Realtor with ReeceNichols for over a decade. "Especially first-timers. There are some newer developments, too, so there's more to choose from." Two-bedroom properties sell between $150,000 to $180,000, while larger, renovated houses or contemporary homes in new subdivisions sell between $200,000 to $300,000.

On the pathway to Winnetonka High

Public schools are served by the North Kansas City School District, and kids can start their academic journey at Maplewood Elementary, which receives a B from Niche. Students move on to Maple Park Middle, which gets a B-minus on Niche, before finishing basic education at Winnetonka High. With an overall B on Niche and an A-plus for diversity, Winnetonka High offers a diverse, vast range of extracurriculars and three diploma types: standard, "College Preparation," and a "Gold Medallion" honors diploma.

Hitting I-35

"You can really just hop in the car and drive for 10 or 15 minutes to find anything you need; it makes the city feel accessible," Simone says. Maple Park West is bordered by Interstate 35 and Interstate 435, which are significant thoroughfares for getting around. Downtown is just under 10 miles away, and the Kansas City Area Transportation Authority has limited bus stops in the area, most of them found on Parvin Road and Worlds of Fun Avenue.

Finding outdoor recreation and communal spaces

At Mildred Keeney Park, residents read under the gazebo shelter, play a game of tennis on one of the two courts or send their kids to the playground. Nearby Big Shoal Greenway and Lakewood Greenway give residents scenic areas to enjoy as they travel along paved trailways, and in 2021, Oak Ridge Family Social Club was built for surrounding communities as a membership gathering place. Serving as both a historical site and community charter, the Jarchow-Schroeder American Legion Post 61 is site of an original WWII cannon and welcomes all veterans and their families for events and support.

Historic eateries and shopping along Vivion Road

Just a couple miles west on Vivion Road, there are big-name stops like Walmart Neighborhood Market and PetSmart. Vivion Road is also a major thoroughfare for essentials in general, like banking locations and pharmacies. When it comes to locally owned businesses, JC's Sports Bar stays packed as people drink beer and watch the game or play oldies on the jukebox. Nearby, Stroud's Oak Ridge Manor, running out of an expanded historic log cabin and farmhouse, has served the community homestyle classics since 1933.

The iconic Worlds of Fun

Opened in 1973, Worlds of Fun is a considerable attraction draw for the area and is credited as the largest amusement park in the Midwest. The main park and waterpark are open from April through November, and it has an annual Halloween Haunt for October.
