Many families stay in small neighborhood for generations
Marlborough East has been home to working families since the 1930s when folks rode the original K.C. Streetcar to work in downtown Kansas City, 10 miles to the north. Today, this neighborhood of 234 homes appeals to first-time buyers, renovators and investors who see opportunity in homes that sell for prices below those of many Kansas City neighborhoods. Many residents, primarily renters, have lived here for generations.
“Some families have lived here since World War II when additional housing was built. A lot of families came from small towns in Missouri,” Diane Hershberger, president of the Marlborough Neighborhood Coalition, says.
The coalition, representing Marlborough East and four other neighborhoods, founded the Kansas City Land Trust, which acquired land for the community's benefit in 2019. It aims to reduce blight and encourage homeownership among residents who may not otherwise be able to afford to buy a home.
“It’s a more affordable part of town, and it’s the home base for the Kansas City Community Land Trust. So, for folks looking for truly affordable homes that are going to be well below the market value, this is an excellent neighborhood to check out,” Nick Pickrell, a Realtor for Local Agent, LLC, says.
Most homes are west of U.S. Highway 71, which cuts north and south through the neighborhood’s center. Around a third of residents own their homes.
Bungalows, ranch-style and split-levels surrounded by lots of trees
Bungalows, ranch-style, split-levels and Tudors are the most common housing styles. Many were built either in the 1920s or mid-century. The neighborhood is filled with mature trees and compact front lawns. Homes on elevated lots have a few steps leading up to the front door. The streets don’t typically have sidewalks. Housing prices range from $39,000 for a fixer-upper bungalow to $198,000 for a three-bedroom ranch-style home.
“You really get a lot for your money,” says Realtor Pat Grace of United Real Estate Kanas City. “The price points are lower, so it’s great for first-time homebuyers.”
Locally owned restaurants along Troost, Prospect and The Paseo
Several locally owned restaurants are nearby, including VJ Tropical Market, which features African and Caribbean fare, and Luna’s Chicken N Seafood on Troost Avenue. Taste of KC on Prospect Avenue is a convenient spot for barbecue, while Turnt Up Sweets and Treats Deli on The Paseo serves breakfast sandwiches and baked treats. Residents can walk to Troost Market convenience store for everyday items. Aldi on Troost is the closest spot for groceries.
Neighbors get together for clean-ups and youth arts festival
Marlborough East participates in spring and fall Clean-Up Days organized by the Marlborough Neighborhood Coalition. The Coalition-sponsored Youth Arts Festival showcases the work of young neighborhood artists.
“It’s got lots of energy,” Hershberger says of Marlborough East. “This area is 75% people of color, and the growing ethnicity is Hispanic, where you see many homeownership rates rising. We are economically and racially diverse, which is one of the reasons people love it here,” she says.
Center High School A+ program helps eligible students prepare for college and career
Students in the Marlborough East neighborhood can attend Center Elementary, which receives a C-minus grade from Niche and C-rated Center Middle. High schoolers can attend B-rated Center High School. Center High offers students the opportunity to participate in the A+ Program, designed to help eligible students prepare for college and a career after high school by promoting academic excellence and career guidance through interactions with area business partners.
Marlborough Park and Noble Park offer more than 30 acres of green space
Three parks and a community center are within a mile of Marlborough East. Marlborough Park includes 18 acres of wooded land with parking and a covered picnic shelter. Noble Park, a 14-acre park, features a playground, covered picnic shelters, benches and a 2-mile winding paved path. Arleta Park is a smaller park with picnic shelters. The nearby Marlborough Community Center is a hub of activity, including special events, fitness classes and educational programs.
The Blue River Glades Nature Trail and the Eddy-Ballentine Trail are within walking distance. The Eddy-Ballentine Trail is a 1.4-mile loop, while the Blue River Glades Nature Trail is a 3-mile path through a limestone glade dotted with 300-year-old chinquapin oak trees.
U.S. Highway 71 provides access to downtown, four Interstates
U.S. Highway 71 cuts through the neighborhood, providing a straight drive into downtown Kansas City. It also connects to interstates 70, 670, 35 and 29. Several RideKC bus stops are along Prospect Avenue, Troost Avenue and The Paseo. Cyclists can use a nearby bike lane on The Paseo. It’s noisier than some neighborhoods, with an “active” sound score of 76 out of 100. Kansas City’s new international airport terminal is 24 miles away, and Research Medical Center is a mile away.
Crime
The neighborhood’s overall CAP Index crime score is 6 out of 10, but it scores high in some violent and property crimes.
