Northland neighborhood right above Missouri River
While the forested neighborhood of River View has a rural feel, it's also close enough to to any imaginable big-city amenity with downtown Kansas City just 7 miles away. This lush area that runs along the Missouri River is one of North Kansas City's neighborhoods that caters to families and first-time buyers who enjoy natural beauty.
River View homes are concentrated in terraces located off Holmes Street, the area’s main road. Housing styles include ranches and multi-floor family homes. Most are set along paved, shaded roads without sidewalks. Most of River View is made up of apartments and offices with pockets of quiet residential living. Nearly half of the few residents who live in single-family homes here are homeowners. River View is just north of North Kansas City, right above the Missouri River.
The Riverview Greenway runs north and south throughout the neighborhood's eastern side. Many homes are located between North Oak Trafficway and N. Holmes Street, with another small section of homes at the bottom of the neighborhood. The neighborhood also includes several apartment complexes.
Quick access to Interstate 29 and N. Oak Trafficway
River View is surrounded by major highways that provide direct access to North Kansas City and Kansas City, including Interstate 29, Missouri Route 9 and North Oak Trafficway. Public transportation is also an option with bus stops along major streets such as Burlington Street and North Oak Trafficway. The new Kansas City International Airport, which J.D Power names the third best large airport of 2024, is 15 miles away.

North Oak Trafficway is home to several corner groceries such as Aswaq Al Arabi and Halal Meat. Sam's Club and Save A Lot are within 2 miles for more extensive grocery shopping trips, while Sun Fresh Market and Target are about 3 miles away. Numerous restaurants can also be found along North Oak Trafficway, including the multi-generational family-owned Cascone's. "My family grew up on Cascone's. It's my favorite restaurant. They have these Italian nachos that nobody has ever tasted before. They make them with wonton-type chips with Alfredo sauce, Italian sausage, mozzarella cheese and pepperoncini peppers," says Laura Peters, a broker-salesperson with RE/MAX Innovations, who grew up in North Kansas City. Other spots include Queen Sweets and Bakery, which serves Middle Eastern dishes like shawarma and baked treats. In-A-Tub serves deep-fried tacos and Bun Mee Phan serves Vietnamese food at a counter.

Riverview Greenway provides expansive green space
The Riverview Greenway and its extensive trail system cut through densely wooded green space that spans 44 acres and creates a sound buffer against traffic on Interstate 29. The greenway connects to North Hills Park, a 14-acre park that also has walking trails. The Waggin' Trail Dog Park includes fun designated spaces for smaller and larger dogs. One is shaped like a giant dog bone and the other resembles a dog's head. "Those parks are used a lot," Peters says. To the north, Divine Mercy Park offers a quiet space for reflection next to St. Pius X High School. It's home to the largest Divine Mercy statue in the U.S.
Homes sell twice as fast as U.S. average
Rolling neighbrhood streets are lined with ranch-style, some of which are raised and split-level houses. Addresses have compact front yards that have a scattering of mature trees. Many homes have front-facing garages, that have been or can be converted to living space. Most homes are priced between $170,000 and $300,000, and listings average just 21 days on the market faster than the national average of 44.
North Kansas City High School earns a B-plus.
Washington Post recognizes North Kansas City High's academic rigor
Students can attend Crestview Elementary School through fifth grade before moving to Eastgate Sixth Grade Center and Northgate Middle School for seventh and eighth grades. All three schools receive a B from Niche. The Washington Post has recognized B-plus-rated North Kansas City High School as one of the country's "Most Challenging High Schools" seven years in a row. This award recognizes high schools that push students to challenge themselves academically. River View is also home to Catholic school options such as St. Pius X High School, which receives an A-minus from Niche and St. Patrick School, which is unrated.
Chefs highlight specialties at River Market's Savor the Flavor event
City Market hosts events throughout the year, such as Savor the Flavor, where nearly two dozen chefs share tastings of their favorite dishes. Chefs compete for prizes at this event, which includes live entertainment and auctions.
Parts of River View at increased risk of flooding
Several areas in the neighborhood are at higher risk of flooding, especially along North Cherry Street, North Holmes Street and the eastern edges of its green spaces. Traffic along I-29 makes the neighborhood's eastern edge slightly noisier than other areas.
