Fans of English folklore will immediately recognize the name Sherwood Estates, as it shares part of its name with the home of legendary archer Robin Hood, who resided in Sherwood Forest. And while it’s unlikely that you’ll encounter a group of men dressed in green carrying longbows in Sherwood Estates, you will find a community of neighbors living amongst mature native trees in a quiet setting that abuts both Lakewood Greenway and Chouteau Park. Mark Colombatto, a real estate agent with Keller Williams Platinum Partners, says, “It’s a very attractive, community-based neighborhood. It’s the kind of place where neighbors know each other and say hello.” And because it offers close proximity to Interstate-35, this North Kansas City neighborhood provides residents with easy access to all that downtown Kansas City has to offer.

Ranch-style homes predominated in Sherwood Estates, though there are two-story Cape Cods and larger contemporaries in the neighborhood. With an average home price of $251,000, which is slightly higher than the state’s average of $239,000, buyers can expect to pay about $150 per square foot. A three-bedroom/two-bathroom ranch-style home lists for $230,000 on the lower end of the cost spectrum, while a four-bedroom/four-bathroom contemporary can sell for $425,000 on the upper end . In addition to the size of the home, location is a factor in price. Those homes closer to either Lakewood Greenway or the adjacent Chouteau Park tend to trend towards the higher price points.

Sherwood Estates features some of the best schools in the state. Students in the area can attend Chapel Hill Elementary, Antioch Middle and Oak Park High School. “The area has great schools,” says Colombatto. “Elementary all the way through high school are excellent.” Lakewood earns an A+ from Niche.com and Antioch earns an A rating, while Oak Park earns a B+. Oak Park students can add to their college applications by participating in extracurricular activities ranging from 12 different varsity sports to theater to Future Business Leaders of America, to name only a few.

The eastern edge of the neighborhood borders Lakewood Greenway, a 63.5-acre park with two lakes and miles of paved walking paths throughout. At the north end of the Greenway is Penguin Park, known for giant animal sculptures, a playground and picnic tables. Lakewood Greenway also features two lakes with plenty of shore-based fishing access, and the entire area is dog-friendly and wheelchair accessible. The neighborhood’s southern border connects to Chouteau Park, which is next to Lakewood Greenway, with a path connecting the two parks. Chouteau Park is 20 acres of dog-friendly green space, with a single paved path winding its way through the middle of the park. There is a fishing pond in the southeast section of the park, and the area is a combination of heavily-wooded forest and cleared grassland.

Sherwood Estates is a residential-only neighborhood, meaning you won’t find much in the way of commercial activity. However, Macarena’s Mexican Food sits at the northwestern corner of the neighborhood, providing residents with burritos, tacos, quesadillas and all the other Mexican staples you can imagine. And nearby Mudbug Cajun Po’ Boys will satisfy even the biggest appetites with their stuffed sandwiches, jambalaya and gumbo inspired by the cuisine of New Orleans.

Antioch Crossing Shopping Mall is conveniently located less than two miles away, with a variety of stores to make errand-running that much easier. Among the mall’s stores, Walmart Neighborhood Market has all of your grocery needs and PetSmart has the necessary items for your four-legged family members. And if you find yourself itching for something more, Sherwood Estates is minutes from Interstate-35, so everything that Kansas City has to offer is just a 20-minute drive away. “You’ve got so much shopping nearby,” says Colombatto. “There are plenty of places that are really close. And with the highway so nearby, it’s easy to get pretty much anywhere.”

Sherwood Estates offers convenience and natural beauty paired with easy access to shopping, dining and downtown KC. Robin Hood and his Merry Men would feel right at home in this residential enclave.
