“It’s right along U.S. Highway 71, which is very convenient. But popular places like the Brookside neighborhood and Swope Park are so close that you don’t even have to get on the highway,” says Sherri Oaks, a real estate agent with ReeceNichols.
U.S. Highway 71 runs north and south through the neighborhood’s west side, providing a straight shot north to downtown Kansas City.
Interstate 435, about 5 miles to the east, provides access to anywhere in the metro area. Public transportation is also available, with many RideKC bus stops around the area, including along 63rd Street and Prospect Avenue.

The closest places to get groceries are the Country View Market convenience and liquor store and Metro Thriftway, which are about 1 mile away, and Aldi, which are around 3 miles away.
About a mile to the west, the New Landing Mall features national retailers such as Foot Locker alongside small mom-and-pop shops.

South Town Fork Creek is adjacent to the 1,800-acre Swope Park, the largest park in Kansas City and one of the largest municipal parks in the U.S. Swope Park is home to the Kansas City Zoo and Aquarium, the 8-acre Lake of the Woods, a popular fishing spot, a golf course, nature center, walking trails and picnic shelters.
“One of the great things about the neighborhood is how close it is to the zoo. It’s a great place to spend the day, and when you’re so close, it’s an easy thing to do with your family,” says Decarla Normore of NaLa Management & Realty LLC.
Swope Park is also home to the Starlight Amphitheater. Realtor Nick Pickrell of Local Agent, LLC has a pro tip for music lovers short on disposable income.
“If you don’t want to pay to see the band, and you want to hear the band, there’s tons of green space all around it, so you just like put a picnic blanket down and sit and listen,” Pickrell says.
South Town Fork Creek is also close to the Southeast Community Center and the Mary Williams-Neal Center, which have a swimming pool and indoor and outdoor activities for kids and adults.

Prices of bungalows and ranch-style homes attract investors, first-time buyers
South Town Fork Creek is a good place to find a starter home, a fixer-upper or an investment property.
“It’s a more affordable part of town that’s full of a bunch of bungalows,” Pickrell says.
South Town Fork Creek features bungalows and ranch-style homes with prices ranging from $41,000 for a fixer-upper to $241,000 for a rare renovated 3-bedroom home. Most homes are priced in the low-to mid-$100,000s with a median list price of $107,500.
“It wouldn’t surprise me if a decent number of investors set up shop in this big rental market. I don’t know that for sure, but it wouldn’t surprise me. Usually, that’s the case with more affordable homes because that’s what investors are targeting, so they can get good rent for it,” Pickrell says.

Neighborhood public schools include Benjamin Banneker Elementary, Central Middle School and Southeast High School. Each school receives a C-minus from Niche. Southeast High School is a magnet school serving local students and those from other areas to participate in the school’s African-Centered College Prep Academy, which teaches traditional African principles that promote responsible citizenship and self-esteem.
Central Middle School is a public middle school near South Town Fork Creek.
