Neighborhood embodies Country Club District elegance
Stratford Gardens is a small, elegant residential enclave with only 230 homes in the heart of Kansas City’s Country Club District. Off busier thoroughfares, State Line Road and Ward Parkway, the neighborhood puts residents between three members-only country clubs and some of the city’s most stylish shopping destinations. “You’re five minutes from Brookside and seven minutes to the Prairie Village Shops and the Plaza,” says Laurie Ingram, a Realtor with Better Homes and Gardens who’s been selling homes in the area for seven years. “It’s really mixed. You have young families and people who have lived there for 50 years.”

Architectural and natural beauty resonate through neighborhood
Stratford Gardens features some of Kansas City’s most elegant homes perched on sprawling, large, well-manicured lots. “The neighborhood is a beautiful sight,” says Sirenna Beyer, a Realtor with ReeceNichols. “Each block has impressive homes with nicely landscaped yards and towering trees, creating a park-like environment.” Its location along Ward Parkway provides aesthetically pleasing and convenient access to the Country Club Plaza and Brookside.
“They offer a lot of architectural variation and character,” says Beyer. “These are solid homes with good bones and substantial materials such as brick, stone and real stucco that were used in the original constructions, and that’s why they’ve stood the test of time.” Architectural styles include Colonial Revival, Tudor, Greek Revival and Spanish Revival. Most homes have three to five bedrooms on half-acre lots. Prices range for a 4-bedroom home begin at around $600,000, rising to over $1 million for homes that have five or more bedrooms.

Students can enroll in the Early College Academy at Southeast High
Stratford Gardens’ students can attend Hale Cook Elementary, which receives a C-plus from Niche, and D-plus-rated Central Middle School. The C-minus-rated Southeast High School allows students to enroll in the school’s Early College Academy to earn up to 60 hours of college credit.
Many residents send their children to nearby A-plus-rated private schools, Pembroke Hill and St. Teresa’s Academy. Niche ranks Pembroke Hill as the top private K-12 school in Kansas City, while it names St. Teresa's all-girls high school the best Catholic high school in Jackson County, Missouri.
Central Middle School is a public middle school in Palestine West & Oak Park North neighborhood.
Southeast High School is a local public high school.

Pocket parks "in between the houses"
Beautiful outdoor spaces surround Stratford Gardens, no matter what the season. A reflecting pond on one of Ward Parkway’s ample, grassy medians attracts ice skaters in the wintertime. “There are all these little, tiny parks with a swing set or jungle gym in between houses. The neighborhood’s old trees are big,” Ingram says, recalling a year when the towering trees formed a dazzling ice canopy over the roads during a major ice storm. Meyer Circle Fountain, known as the Seahorse Fountain, is one of the neighborhood’s most recognizable landmarks. At the center of Kansas City’s Country Club District, Stratford Gardens is within half a mile of the Carriage Club, the Mission Hills Country Club and the Kansas City Country Club. These private, members-only clubs feature golf courses, sports courts, swimming pools and dining facilities.
The small but mighty Arbor Villa Park is packed with fun & just minutes from Stratford Gardens.
Locals like to walk the Trolley Track Trails gravel path with their families.

Shopping and dining choices abound in nearby Brookside
Stratford Gardens is just a mile away from the many independently owned shops and restaurants in the Brookside Shopping District. Homegrown, Carmen’s Café, the Red Door Woodfired Grill and Foo’s Fabulous Frozen Custard are a few local favorites. Retailers like Brookside Toy & Science and A Store Named Stuff are popular spots for gift shopping. “Everybody walked to Brookside. It’s very close. Kids would ride their bikes over there. It’s just fun,” says Ingram, who recently moved from Stratford Gardens. The Country Club Plaza, 3 miles to the north, has over 70 shops and restaurants, including brands like Apple, Barnes & Noble and Lululemon. Grocery runs can be handled at a slew of nearby grocers including the Kansas City-based Cosentino’s Market or Price Chopper.

Brookside Art Annual is held every May

Although Stratford Gardens is a tranquil enclave, it’s bordered by thoroughfares Ward Parkway and State Line Road. Within the neighborhood, West 63rd Street offers an easy way to move east and west to different parts of the metro area. While it’s a car-dependent neighborhood, Stratford Gardens is within easy reach of RideKC bus stops.
The Meyer Circle Fountain is a landmark in Stratford Gardens as residents drive by it daily.
