Verona Hills is where a tight-knit community meets essential south Kansas City convenience. Kids can walk to The Barstow School or 12-acre Migliazzo Park, where the Verona Hills Homes Association hosts numerous seasonal events, like the Easter Egg Hunt or summertime movie nights. “It’s one of those neighborhoods people just know because it’s quiet and the houses are big. Most have five bedrooms,” says Pat Tholen, a Realtor with RE/MAX Premier Realty, who has sold several homes in the neighborhood. The community is also sandwiched between State Line Road and Wornall Road, making retailers at Town Center Plaza and eateries in the Martin City area just a quick drive away.

Four-to-five-bedroom homes line Verona Hills’ cul-de-sacs
Verona Hills’ sidewalk-lined cul-de-sacs and winding streets have dwellings built throughout the 1970s and ‘80s. Four-to-five-bedroom ranch styles feature neoclassical or Mansard influences and have half-circle driveways leading to two-car garages. Colonial Revivals and other New Traditional styles sit on half-acre lots with front lawns shaded by towering oak trees and backyard swimming pools enclosed by picket fences. “Houses here don’t necessarily need renovations, but it’s rare for owners not to update bathrooms and kitchens just to make them look more modern,” says Tholen. Buying here typically costs between $450,000 and $650,000, a range higher than a Kansas City home’s average $250,000 selling price.

Grandview School District and The Barstow School within walking distance
Children here can attend kindergarten through eighth grade at Martin City Elementary School, which earns a C grade from Niche. Then, they may continue to C-plus-graded Grandview High, where the A+ Scholarship Program offers merit-based funds to students attending vocational or technical schools after graduation. The Barstow School is a private option that has served students from preschool through high school since 1884. Avila University is immediately east of the neighborhood, offering over 60 undergraduate majors ranging from nursing to elementary teaching. “Verona Hills is not a college student area at all. Avila is just nearby, and most students commute,” says Tholen.
Martin City Elementary School is highly rated and loved by the children.
The Barstow School is a local independent preparatory school.
At Grandview Senior High, the students get really involved in their studies and sports games.

Carl Migliazzo Park is the neighborhood’s outdoor hub
Named after a former Kansas City Parks & Recreation Department board member, Carl Migliazzo Park is located along Minor Drive and Pennsylvania Avenue. “You almost always see kids and parents walking from Barstow to Migliazzo after school when it’s nice out,” says Tholen. Red, yellow and blue playground equipment includes twisty slides, rope climbing structures and a toddler-sized zip line. The sidewalk network is dotted with fitness equipment and mature oak trees. Anglers can catch flathead catfish or bluegill from the lake's concrete shoreline or the wooden bridge stretching across it. Hallbrook Country Club is less than 2 miles away, offering an 18-hole golf course weaving through housing. A public golf course is 3 miles away at 235-acre Minor Park, also filled with six pickleball courts and 5 miles of nature paths once a part of the historic Santa Fe Trail system.
Locals can walk their pups on the paved path at Carl Migliazzo Park.
Hallbrook Country Club offers many athletic activities just outside of Verona Hills.

The Verona Hills Homes Association hosts ample community events
From snow removal to the annual September garage sale, the Verona Hills Homes Association’s events are an integral part of the community, only costing residents $150 annually. Bikes and wagons decorated in red, white and blue circle the neighborhood for the Fourth of July Parade. Children sprint across Migliazzo Park to collect pastel-colored plastic eggs every Easter, and residents bring blankets and popcorn to the green space for movie nights held once a month throughout the summer.
Easy accessibility to grocery stores, Martin City eateries and the Town Center Plaza
Residents are just 2 miles from the Village of Seville Shopping Center along State Line Road, where they can grab groceries from Walmart Supercenter and Target or stop by drive-throughs like Starbucks and Taco Bell. The nearby Martin City area is filled with locally owned eateries, from an ice cream shack to a Mexican mainstay. Though founded in 1938, Jess & Jim’s Steakhouse has been in its current two-story building since 1957. Martin City Brewing Company operates two casual establishments next door to each other: one serves stone-fired pizza, while Coast to Coast Pub has seafood dishes, like maple grilled salmon and lobster mac & cheese. More than 90 restaurants and retailers, including Brooks Brother and Sephora, are at Town Center Plaza, just 3 miles away.

State Line Road and Wornall Road surround Verona Hills
Spanning Verona Hills’ western region, State Line Road leads to other important destinations, like St. Joseph Medical Center, 2 miles north. “There’s always police officers monitoring State Line. We call them leisure cops because they’re constantly looking for minor speeding violations and other small issues,” says Tholen. “It makes the street really safe to live near, but you have to be careful about being pulled over.” Kansas City’s downtown area is 18 miles north via U.S. Highway 71, and the Kansas City International Airport is 37 miles in the same direction. Several RideKC bus stops line Wornall Road, all following Route 57 to Broadway Street.
Verona Hills is known by both residents and passersby as an upscale respite.
