A close-knit community on a secluded island
In the Village of Key Biscayne, which sits off the coast of Miami, residents live in expensive homes surrounded by the ocean and miles of beaches. Yet what sets this coastal neighborhood apart is the shared experience of living on a secluded island. “It has the flavor of bringing people together,” says M. Ginette Orozco, a broker with Coldwell Banker Realty and longtime resident. Orozco uses the example of Luciano Mercenari to highlight what she describes as “the spirit of being a community.” Mercenari, a 29-year-old village resident and business owner went missing in late June on a paddleboard excursion. Ultimately, the search was called off, but not before “everyone in the community came together to help look for him,” Orozco says. “The sense of community here is very strong.”

Fourth of July parade is community's signature event
Residents spend plenty of time socializing with their neighbors. “There is not much nightlife in the neighborhood,” says Alicia Gilbert, a real estate agent with BHHS EWM Realty, who was born and raised on the island. “However, there are many community gatherings.” The Key Biscayne Community Center hosts several events throughout the year, including a Special Needs Awareness Family Day, which began in 2023. The community’s signature event is its Fourth of July parade. The procession shuts down part of Crandon Boulevard for the day, and it is followed by a barbeque at Village Green Park. The festivities culminate with an oceanfront fireworks show set to music. Village Green Park also hosts an annual Memorial Day event, and the Key Biscayne Film Festival debuted in 2024 at nearby Paradise Park. The social schedule is constantly evolving, thanks to annual funding set aside for resident-led programs and events.

Beach access, other recreation at Crandon Park, Bill Baggs Cape Florida State Park
The beach stretches the entire length of the village and extends north into Crandon Park, whose 800-plus acres is the center of recreational activity. In addition to the beach, the park includes watercraft rentals and a marina. A golf course and a tennis center are among other featured amenities. Additional recreational opportunities are located in the heart of the neighborhood at Village Green Park and the adjacent Key Biscayne Community Center. Outdoor enthusiasts have an array of options at Bill Baggs Cape Florida State Park. A stretch of beach is located on the park’s eastern shore, adjacent to the Cape Florida Lighthouse, the oldest standing structure in the Miami area. A marina and a popular fishing pier are located on the western shore. Nature trails are accessible at several points throughout the park. The Key Biscayne Yacht Club is another community hot spot.

Low inventory, high demand create high prices
While access to activities is a defining feature of the village, the foundation of the lifestyle it provides is the high-value housing. A collection of amenities-filled condominiums and single-family homes dot the community. One- and two-bedroom condos range from $450,000 for smaller inland units to $2 million-plus for waterfront options. Larger condos are generally priced between $2.5 million to $6 million-plus, although a handful can list in the $10 million range. Single-family homes include everything from established Florida ranch-style homes to sleek modern-style homes to waterfront estates. The Spanish Mediterranean motif is common among the homes, which are typically priced from $3 million to $10 million. Many of the homes include luxury amenities such as pools and private boat docks. The largest oceanfront homes can sell for more than $30 million. “Housing here has become extremely expensive because of the low inventory and the desire of people to come here,” Orozco says. As with any coastal community, the risks of flooding and wind damage are high, especially during hurricane season, and insurance rates will reflect that. Public, private neighborhood school options
Key Biscayne K-8 Center, an A-minus-rated school by Niche, is located in the neighborhood, as is St. Agnes Academy, a private Pre-K through 8 school. “The island is very secure,” Orozco says. “Kids can ride their bikes to school.” Coral Gables Senior High on the mainland, also an A-minus-rated school, has been recognized for increased participation in Advanced Placement courses. MAST Academy, located on the Rickenbacker Causeway, provides an alternative option for high school students. The Maritime and Science Technology Academy is a specialized school that is open to students throughout Miami-Dade County. But through an agreement between the village and the district, qualified students can be given priority admission.
KBCS provides children in the area elementary and middle school learning.

Eclectic mix of dining options
Retail and dining options are concentrated around Crandon Boulevard, a commercial corridor that runs through the community. Residents can stock up on groceries at Winn-Dixie. “I think it’s the best Winn-Dixie in the entire chain,” Orozco says. “Because the per-capita income is higher, it offers a broader range of products.” Residents can grab a quick bite at Flour & Weirdoughs, a village bakery, and they can dine on the Argentinian-inspired offerings of Fulano Neighborhood Restaurant. NARBONA, a highly rated Uruguayan eatery, is another featured stop among the eclectic dining options. Other notable destinations include The Cleat, named Best Beachside Bar by the Miami New Times in 2022, and nearby Boater’s Grill, both of which are located on No Name Harbor in the state park.

Traffic to and from the mainland can be an issue
The village is small enough for residents to traverse by foot and golf cart, the latter being the preferred mode of transportation. The island recently instituted a ban on e-bikes and motorized scooters after a pedestrian was struck and killed. Under the ordinance, Crandon Boulevard is exempt from the ban. Crandon Boulevard becomes the Rickenbacker Causeway heading north and connects directly to Miami and its Brickell financial center about 7 miles away. However, residents should be aware that traffic to and from the mainland is often an issue, says Renee M. Grossman, a real estate advisor with Pellego, LLC, who has been a Miami-area resident since 1976. Buses also can be taken into the city via Crandon Boulevard. Once on the mainland, residents are minutes away from a commuter train station and Interstate 95. Miami International Airport is about a 17-mile drive from the neighborhood.
