A neighborhood bordering Broad Run River and dense woodlands, Kincora seeks to connect natural beauty and modern convenience about 30 miles outside of Washington.
An ongoing development project, the appearance of Kincora continues to evolve. Though most of the neighborhood comprises offices and apartments, there are several condos—and more are on the way. “It’s kind of empty, but there’s a lot of land over there,” explains Charles Kim, an agent with Samson Properties and resident of neighboring One Loudoun. The residential units in the community maintain a unified look with brick exteriors and flat rooftops. Most construction in the neighborhood started in 2018, so buildings feature modern architectural features like rooftop terraces and windows designed for ample natural light. Prices range from $499,000 to $604,000 for a 2,500-square-foot condo unit.
Served by Loudoun County Public Schools, students in the neighborhood benefit from an A-rated district ranked as the fourth-best in the state by Niche. Students start at Sterling Elementary and transition to Sterling Middle, both C-plus-rated schools. For high school, students attend Park View, a school earning a B rating and offering Career and Technical Education options for marketing, information technology and business.
Recreational activities are a core focus of the neighborhood and its planned design. Multiple facilities are set to be constructed within the community. “There are plans to build a CIA Museum and Children’s Museum,” Kim says. Both set for 2027 completion, the upcoming projects symbolize the vision for Kincora. Spots like Topgolf, iFLY Indoor Skydiving and XCAL Shooting Sports and Fitness are already in the neighborhood, just south of Leesburg Pike, so there are still plenty of opportunities for fun within walking distance. To enjoy the outdoors, the Kincora Heron Nature Trail provides a nearly 2-mile hike in your backyard, complete with viewing platforms for gazing at the herons. Dogs are allowed on the trail, so you might also see a few pups along your hike. For a playground to climb on and grassy fields to toss a football across, swing by Hadley’s Park in Dulles Town Commons, located about 3 miles from Kincora.
The neighborhood’s location keeps practical needs close, and the proximity to retailers will improve in the coming years. Though not yet in place, designs for Kincora include a shopping center with restaurants and retailers. While these walkable spots aren’t constructed yet, Dulles Town Center and its surrounding shops are less than 2 miles away—just across Route 28. For groceries, find standalone stores like Sam’s Club and Walmart, and for clothing, find retailers within the mall like Foot Locker, Macy’s and Express. Medical care is also nearby, as Inova Loudoun Hospital is 5 miles away, and Reston Hospital Center is 10 miles away.
If you’re commuting to Washington daily, find ramps to Route 28 less than a mile from home, right by Wawa. From here, connect to Interstate 66 and reach your destination in about 30 miles. For public transit, take the 322 or 321 bus to the Innovation Center metro station to catch the Silver Line into the city. If work takes you out of Virginia, catch a flight at Dulles Airport, located only 10 miles from home. For a commuter-friendly neighborhood rich with amenities, find a home in Kincora and be part of the expansion.
