Kingsbury, a wooded community near Lake Tahoe

The community of Kingsbury is located at the highest point of the Sierra Nevada mountains and tucked between Lake Tahoe and Carson Valley. Near the hustle and bustle of Stateline's casinos and not far from the waters of Lake Tahoe, Kingsbury offers a more residential feel from its neighborhood streets, highly rated public schools, and emphasis on local businesses.

Condos, townhomes and cabins

Like most mountain communities, steep roadways flanked on either side with thick treelines bring residents to their Kingsbury homes. It's hard to find a Kingsbury home that is not situated along the steep mountain grades. But with these high-elevation residences come panoramic views of Lake Tahoe and the Sierra Nevada. While Kingsbury is home to plenty of single-family homes, there are a few condominium and townhome developments for seasonal residents or full-timers. These developments typically have two or three bedrooms, are close to ski lodges and typically cost between $400,000 and $600,000. Many single-family homes look like log cabins, with wooden exteriors and sometimes interiors. Large mountain homes feature large windows, bringing in tons of natural sunlight. These homes, primarily built in the late 1970s, range from $800,000 to $2 million for two to five bedrooms.

Hiking, biking and skiing the mountains

Kingsbury has plenty of trails to hike, bike and ski on. Hiking the Genoa Loop Trail, for example, locals can walk near waterfalls, on river crossings and take in breathtaking views. According to locals, the Castle Rock Trailhead offers unparalleled views of South Lake Tahoe. Residents can hop on Heavenly's Boulder chairlift for skiing and snowboarding before shredding the fresh powder. At Brautovich Park, residents can play on grass fields, a small playground and a pond. There's also a dog park for locals four-legged friends to run around in. For indoor fun, those old enough can try their hand at blackjack at one of the nearby casinos —Harveys Lake Tahoe Hotel & Casino, Golden Nugget Lake Tahoe Hotel & Casino, Bally's Lake Tahoe and Harrah's Lake Tahoe Hotel & Casino.

Local restaurants and big-box retail

Locals can dine at Chart House, a high-end restaurant that serves seafood and steak. Chart House in Kingsbury offers grand mountain views for diners. Clyde's Coffee Roasting Company is a favorite among locals. Clyde's sources coffee beans from all over the world. Nearby is Tahoe Bagel Company, where the owners, whose great-grandparents owned bakeries in New York and New Jersey, take deep pride in their work, like importing ingredients from the East Coast. The closest grocery store to Kingsbury is Safeway at the Roundhill shopping center.

Highly rated public schools

Neighborhood kids can attend the Douglas County School District. Little ones can start at Zephyr Cove Elementary, which has an overall A-minus rating from Niche. This elementary school is relatively small, with roughly 150 students in the entire school and approximately only one teacher per grade. A robust parents' club works with the elementary school to help fund field trips, provide classroom teaching tools, and organize schoolwide events to help foster a strong community. After fifth grade, Stateline students can attend George Whittel High School from sixth grade through 12th grade. George Whittel High, which has an overall A-minus rating from Niche, educates roughly 160 children with a student-teacher ratio of 7 to 1.

Direct access to major highways and an airport

Locals can hop on U.S. Route 50, moving east towards Carson City and west towards Sacramento. U.S. Route 50 is also the connector between Kingsbury and South Lake Tahoe, making it easy for residents of both areas to travel in and out of their respective states. State Route 207 connects Kingsbury locals to Minden, the county seat. An express bus runs from Stateline's casinos to the Reno-Tahoe International Airport, which is 55 miles away. Locals sometimes use the public bus system to get around.
