A small-town feel despite the wealth of tourism
Among the many beach towns of the Outer Banks, Kitty Hawk is one of the best-known. Year after year, thousands of tourists flock to Kitty Hawk Beach for a seaside vacation in this oceanfront neighborhood, and it’s no wonder that so many of them decide they don’t want to leave. “When my husband and I decided to move to the Outer Banks, we just kept coming back to Kitty Hawk,” says Tammy Goodrich, a local artist who lives in the neighborhood. “It’s got a small-town feel, but it’s still close to the important stuff like Harris Teeter or Home Depot.” In Kitty Hawk Beach, block after block of vibrant beachy homes are just steps away from the sandy shores, or just a few minutes’ drive from shopping or entertainment along the town’s major thoroughfares.

Seaside and inland homes with character
Though not everyone is lucky enough to own a beachfront property, even the furthest homes in Kitty Hawk Beach are no more than a 10-minute walk from the nearest beach access. Across the neighborhood, wide windows and wraparound balconies face the sea, making the most of the beachside location. In typical Outer Banks style, shingle siding and pastel-colored exteriors are also common, and most homes sit atop wooden piling. Many of the houses here are rented out seasonally to vacationers, and bear unique, cheeky names such as “Lattitude Adjustment” or “Dune it Wright.” “There tends to be more permanent residents on the west side of the island, but there’s still a strong year-round community in Kitty Hawk,” says Daphne Degabriette, a Broker with Outer Banks Realty Group. “A lot of it is dictated by budget, but it’s a great place to live.” Prices rarely dip below $500,000 for a ranch-style home or petite cottage and can climb to $825,000 closer to the beach. Large homes that sit directly on the dunes can list from $1 million to $3 million.

Beach bumming year-round
Kitty Hawk Beach’s miles of pristine shoreline are often crowded with vacationers during the summer, but in the offseason, residents have this coastal retreat all to themselves. “For about seven months out of the year, I can go out to the beach and never see another soul,” Goodrich says. Public beach access points lie at the end of every neighborhood block, with short dunes dotted by beach grass to scale before reaching a wide-open swath of sand and sea. Kitty Hawk Pier lies at the northern end of the beach and is a popular spot to cast off or enjoy the sunset. Away from the coast, there’s more fun to be had inland. Kitty Hawk Woods Reserve is a sprawling forested nature preserve, with nearly 2,000 acres set aside to explore on foot, by bike or even on horseback. An entrance to the woods is tucked into Kitty Hawk Park, which also features a dog park and skate park.

Dine al fresco with a view of the shore
Despite this neighborhood’s small size and mostly residential makeup, there are a handful of eateries tucked in between the vibrant homes. Art’s Place is considered a Kitty Hawk classic, with its three-tiered patio overlooking the sea. This beachy burger joint and breakfast spot is beloved for its lively atmosphere, frequently featuring live music. After a meal, patrons can head next door to Winks for ice cream. There’s also Ocean Boulevard Bistro and Martini Bar, a preferred date night restaurant with a dimly lit, sophisticated feel. “Ocean Boulevard has the best atmosphere,” Goodrich says. “They have a small menu, but the martinis, filet mignon and scallops are all fantastic.” Even more restaurants can be found along North Croatan Highway, including the popular Latin American restaurant Bad Bean Baja Grill, known for its array of flavored margaritas. Big-box stores such as Food Lion, Harris Teeter and Walmart Supercenter are found directly north near the entrance to the island at Wright Memorial Bridge. Family medicine practices can be found here, while the Outer Banks’ only hospital is located in Nags Head.

Easy access to the North Carolina mainland
Two major thoroughfares run through Kitty Hawk Beach: North Carolina Highway 12, better known as Beach Road locally, and U.S. Route 158, also called North Croatan Highway. Pedestrian crosswalks slow traffic along Beach Road, as this street runs along the dunes of the neighborhood’s public beach, meaning vacationers and residents frequently tote their beach bags and chairs across the road to reach the shore. Situated close to the Wright Memorial Bridge, residents of Kitty Hawk Beach are roughly 5 to 10 miles from reaching the North Carolina mainland, or about a 10- or 15-minute drive. Kill Devil Hills, considered the most populous and commercialized town on the island, is approximately 2 to 5 miles south of Kitty Hawk Beach.

Kitty Hawk Elementary is Dare County’s best
Dare County Schools operates public schools near the neighborhood. Kitty Hawk Elementary is ranked as the No. 1 best public elementary school in the county, according to Niche. The school engages its students and the wider community with events such as the annual Friday Night Lights fall carnival, where families gather around the bonfire to enjoy music, games and even a petting zoo. First Flight Middle and First Flight High are both located in Kill Devil Hills, roughly 5 miles away or an approximately 10-minute drive from the neighborhood’s homes. All three neighborhoods score a B-plus from Niche.

Flood insurance is an important consideration
Life on the coast does come with its costs. Kitty Hawk Beach is part of a high-risk flood zone, and most homes are on wooden piling to mitigate damage during periods of flooding. High winds and heat can also affect life in this neighborhood, and the salty sea air can raise home maintenance costs.
