Relative affordability close to downtown Knoxville
People are fixing up early 20th century homes in Beaumont, a community just 2.5 miles from downtown Knoxville. The area offers relative affordability for its proximity to the urban core, in part due to modest home sizes attracting investors and first-time buyers. Situated in northwest Knoxville, people here can access local highlights such as the city’s “Ale Trail” brewery row, and specialty grocery stores along Western Avenue.
Fixing up Beaumont's 1920s and 30s homes
The neighborhood has a wealth of bungalows and National-style homes dating back to the 1920s and 30s. Many buyers are fixing up the area’s homes, and new construction is replacing formerly blighted properties. In this hilly neighborhood, staircases lead to front porches with gabled covered porches. Homes sit atop grassy plots adorned with dogwoods and pear trees. There are no sidewalks here, though streets are wide enough for parking on both sides, convenient for the homeowners who do not have a driveway. Most homes have two or three bedrooms and sell between $100,000 and $375,000, depending on age and upgrades made to the property.
A spot of nature at Racheff House & Gardens
When Ivan Racheff bought Knoxville Iron Works in 1943, the 3-acre property was filled with refuse from local smelting factories. He started a garden in 1947 and today, where the trash once was, there’s grass and a hand-selected variety of local flora that blooms during three out of the four seasons. The Ivan Racheff House & Gardens & Arboretum, open on weekdays, is on the National Register of Historic Places.
Malcolm-Martin Park is the largest public park in the vicinity, named for civil rights activists Malcolm X and Martin Luther King Jr. The park has an outdoor swimming pool, a playground, a basketball court and a baseball field. In 2026, Lonsdale Park will open on the site of the former Sam E. Hill Primary School. Park plans include a new playground, basketball court, multipurpose room and space for community events.
Nights out on Knoxville's Ale Trail
Besides a convenience store and a Dollar General, there are few businesses in the neighborhood, though residents are just across Interstate 275 from the start of the Ale Trail, a collection of breweries lining Central Street in North Knoxville. “Every local brewery is part of the Knoxville Ale Trail, you get a stamp and a free T-shirt,” says Kyle Dolwick, a brewer at Fanatic Brewing Company. The pub hosts live music acts — primarily classic rock and country — and comedy nights. “We have a pretty consistent fan base,” Dolwick says. Down the road, Ebony & Ivory Brewing has food pop-ups and community events such as a Spanish conversation and Salsa dance night.
Shopping and dining options are also available on Western Avenue, including Tienda Guatemala, a Latin American restaurant and market, and Babylon International Market, which sells specialty Middle Eastern ingredients. DG Market is another stop suited for general grocery runs. Closer to home, A New Hue offers classes and workshops in visual art.
Arts-based curriculum at Beaumont Magnet Academy
Beaumont Magnet Academy is a magnet elementary school that integrates visual arts, dance, theatre and other artistic mediums into the core curriculum. The school also has an honors program and an A-minus from Niche. Northwest Middle has a C-plus, and Fulton High School gets a B-minus. The University of Tennessee is 3 miles away.
Beaumont used to be the home of Rule High School, which closed in the 1990s. Knox County demolished the building in 2023, and local leaders are still discussing plans for the site, sandwiched between Vermont Avenue, Maryland Avenue and Hawkins Street.
Downtown Knoxville 2.5 miles away
Western Avenue is a major throughway, connecting to downtown 2.5 miles away. Drivers can also hop on Interstate 275, which borders the neighborhood’s east side. The highway eventually connects to Nashville. Knoxville Area Transit bus line 15 runs along Oldham Avenue.
Weekly trips to the Market Square Farmers Market
Downtown Knoxville hosts recurring community events that are easily accessible from Beaumont. Between May and November, vendors sell local produce and other goods at the Market Square Farmers Market on Wednesdays and Saturdays. Residents can also peruse local galleries and artist pop-ups during First Friday ArtWalk, held on the first Friday of every month.
Within the neighborhood, people gather at several houses of worship, which include West Side Baptist Church and Grove City Baptist Church.

CMC Steel Knoxville operates near many neighborhood homes, a steel mill producing dust, smells and sounds.
