Peaceful suburb on Knoxville's outdoorsy south side
On the south edge of Knoxville, Colonial Village is a peaceful neighborhood where midcentury homes dot winding, wooded streets. Development boomed here in the 1940s and '50s, thanks to its location along Chapman Highway — a commercial corridor since the neighborhood's early days. “It’s always been a sought-after neighborhood. There used to be a duck pond where parents would bring their kids,” says Anita Shoffner, Realtor with Crossroads Realty, who has sold in the area for the last 18 years. This neighborhood is a destination in the springtime for its flowering dogwood trees, while locals enjoy their slice of Knoxville nature all year. As part of the city's growing south side, Colonial Village draws in a new generation of homeowners for access to the Urban Wilderness trails, the University of Tennessee campus, and downtown Knoxville, just over 4 miles north.
Midcentury ranch-style homes and cottages
Colonial Village has a meandering layout, with winding, hilly streets that usually lack sidewalks. It's a largely residential area, with midcentury brick ranch-style properties and compact cottages with chimneys and steep roof gables. Acreage can vary, while some properties enjoy the privacy and space of wooded lots around half an acre. Prices can range from $200,000 to $485,000. Locals take pride in maintaining front yards and landscaping, especially since this neighborhood is on display in the spring. It's part of Knoxville's Dogwood Trails, with camera sites for visitors to snap a picture of the pink and white blooms.
Nature exploration at Ijams
From neighborhood parks to wilderness areas, nature is a big draw for this community. Colonial Village has two parks with open, grassy fields, playgrounds and sports facilities. Gary Underwood Park is smaller but still spacious area at nearly 7 acres. It features a soccer field surrounded by woodland and a community center for private events. At nearly 28 acres, Charter E. Doyle Park has a paved trail looping around the open space and an unpaved nature trail traversing through the woods. It also has two tennis courts. Three-and-a-half miles north, Ijams Nature Center is a vast natural area at 318 acres, with an equally vast amount of activities, including canoeing and kayaking, outdoor rock climbing, hiking, biking and exercising using natural elements on the primal playground. Bike trails extend from Ijams down to the Colonial Village area as part of Knoxville's Urban Wilderness. "The outdoorsy people want to be in south Knoxville," says Missy Johnson, Realtor with Wallace Real Estate and a south Knoxville resident. "I can walk and get onto an Urban Wilderness trail from my house, and we love that."
Colonial Village is in the foothills of the Great Smoky Mountains.

Award-winning Ye Olde Steak House is close by
Local restaurants — both new and old — are easy to come by on Chapman Highway. First opening in 1968, Ye Olde Steak House is a local staple that continues racking up awards each year. It serves a hefty portion of prime rib, porterhouse and sirloin strip. CommonPlace Coffee, which opened in 2021, serves handcrafted espresso drinks and bagel sandwiches and also serves as a private event space. Thai Time is another recent addition to the area and has become a favorite for Thai cuisine. Locals grab the essentials from Walmart or Kroger.
Career academies at Knox County Schools
Kids may walk to the neighborhood elementary school and take the bus to upper schools. Families appreciate having Mooreland Heights Elementary, which earns a C-plus from Niche, on the neighborhood's west side. The B-minus-rated South-Doyle Middle is just over 2 miles north. And South-Doyle High is 4 miles south and earns a C-plus. Through Knox County Schools, freshmen explore the different career-themed academies and follow their chosen pathway through high school.
Seasonal events at Ijams Nature Center
This area combines fun events with nature. Ijams Nature Center offers events all year long, especially in the warmer months. The August Hummingbird Festival is the center's largest educational event, featuring a marketplace with arts vendors, wildlife expert demonstrations and up-close animal encounters. The center hosts Movies Under the Stars from May through October, playing popular blockbusters. At World's Fair Park downtown, the Dogwood Arts Festival celebrates the spring blooms with over 100 fine arts vendors, live music and entertainment.
Chapman Highway goes downtown
Colonial Village is convenient for commuters, bordered by Chapman Highway on the north side. The highway goes directly into downtown Knoxville, 4.2 miles north. Knoxville Area Transit (KAT) buses stop along Chapman Highway at the neighborhood's edge. The routes run to and from downtown Knoxville, from around 6:00 a.m. to 11 p.m. on weekdays and with more limited service on weekends. Medical services are 5 miles away at the University of Tennessee Medical Center, which has a trauma center.
Recent EPA cleanups at former nearby smelter site
A smelter was once located about 4 miles west of Colonial Village. Although it closed in 1994, it is a designated Superfund site due to hazardous waste dumped on the land. The Environmental Protection Agency did cleanups between 2008 and 2011, and in 2023, new cleanup efforts took place. The site is anticipated to be ready for reuse by 2026.
