A small suburb in northeast Knoxville
Bordered by the natural exhibits of Zoo Knoxville and the historic district of Old North, Plantation Hills is a small pocket neighborhood characterized by its quiet streets and community feel. “We have access to a lot of outdoor activities like hiking, and all the nearby rivers and lakes,” says Emily Golec, a Realtor with Keller Williams Realty and Knoxville native. “We’re also within a day's drive to the beach and less than an hour from the mountains.” Despite its proximity to downtown Knoxville, Plantation Hills is immersed in the woodland and gently sloping green hills of East Tennessee. The neighborhood is worth a look for residents searching for a laidback neighborhood to settle down in, that still has access to the Scruffy City. “We always have things going on, farmers markets, the dogwood arts festival, Mardi Gras, The biscuit festival,” says Golec. “People here like the atmosphere because friendliness is a top thing.”
Hiking and bicycling through Plantation Hills
Outdoor enthusiasts appreciate how close the Tennessee River and Sharps Ridge Mountains are. People of all ages can hike the 1400-foot elevation to reach scenic views of downtown Knoxville. During the warmer months, residents go kayaking and boating on the river. Tucked into Plantation Hills is North Hills Park, a tiny but well-maintained park that provides a playground for kids, a gazebo and a paved walking trail. Residents visit First Creek Park for its access to the First Creek Greenway, a popular route for jogging and bicycling. The Holston Hills Country Club is known for its 18-hole course and restaurant.

It’s quite a foody area,” says Golec. “I especially like Kefi’s, a Greek restaurant, and Brother Wolf, an upscale cocktail bar.” More nightclubs and pubs sit nearby along Central Street including Old City Sports Bar and Hanna’s Café.
Vintage Cape Cods with modern interiors
Vintage architecture dots throughout Plantation Hills. Cottages with cobbled stone exteriors and raised ranch homes are built along the rolling terrain and range from $260,000 to $500,000. The occasional Cape Cod and Craftsman home also pops up, ranging from $300,000 to $400,000. Full tree canopies shadow the streets, and many residents in single-family homes enjoy tending to front and back yards. Most properties in Plantation Hills have renovated interiors to match the times and sell after 15 days on the market compared to the national average of 42 days.
Learn hands-on skills at Fulton High
When it comes to public schooling, students can attend Belle Morris Elementary School, which has a C-plus from Niche, before moving on to Whittle Springs Middle School. The institution earns a B-minus and offers students STEM programs. Fulton High School is where many will finish their primary education. Fulton High receives a B-minus and has a Career and Technical Education program, where students learn hands-on skills to prepare them for potential careers. There are several academically renowned academies around the area, such as Berean Christian School, which receives an A from Niche.
Annual festivals and family outings
The community has several events throughout the year that help amplify the small-town, friendly feel.
Events include a farmers’ market every Wednesday and Saturday from May through November, the annual Dogwood Arts Festival and a Biscuit Festival, according to Golec. “French restaurants in the downtown area set up specialty biscuit stands,” says Golec. “It’s fun and also really tasty.” Neighbors take outings to the Knoxville Zoo, home to over 1,200 animals, or bring the family to Muse Knoxville. Muse is a children's science and technology museum providing hands-on exhibits and activities alongside engaging play spaces and a planetarium.
Commuting down North Broadway and back
Plantation Hills is bordered by the main thoroughfares of North Broadway and Interstate 40, which helps people get to work and other desired destinations. The Knoxville Area Transit offers a public bus service for commuters. Major employers nearby include the Tennessee Valley Authority – Headquarters and the Smith and Wesson manufacturers, according to Golec. Frequent Flyers visit McGhee Tyson Airport, which is 20 miles away.
