History, entertainment and waterfront recreation near downtown Knoxville
Riverhill has a cluster of condos within walking distance of downtown Knoxville and waterfront recreation on the Tennessee River. Considered the birthplace of both Knoxville and the state of Tennessee, Riverhill has historic sites and entertainment venues representing various eras of the neighborhood’s past. Mark Miller, former president of the Riverhill Gateway Neighborhood Association, describes Riverhill as “uniquely diverse” for its blend of recreational attractions — both outdoor and indoor — and proximity to the lively restaurants, bars and venues that make up the downtown core.
Riverhill's museums and music venues
The area has a wealth of entertainment, from historical attractions to music venues. “We are home to James White’s Fort, the birthplace of Knoxville, as well as Blount Mansion, the birthplace of Tennessee,” Miller says. Both sites feature self-guided tours of 18th-century homes. Locals can see musical acts such as the Knoxville Jazz Orchestra at The Bijou Theatre, a venue built in 1909. Jazz great Dizzy Gillespie and magician Harry Houdini are just a few acts that have graced the historic stage. The Tennessee Theatre is just up the street, an ornate, 1920s theatre hosting concerts, movie screenings and touring theater productions. Large scale concerts, ice shows and Knoxville Ice Bears hockey games happen at the Knoxville Civic Auditorium and Coliseum within walking distance of Riverhill homes.
“The Women’s Basketball Hall of Fame is also prominently located in our neighborhood,” Miller says. The building is impossible to miss, as a 30-foot basketball — the world’s largest — sits atop the museum. This one-of-a-kind institution has exhibits on the history of women in basketball, as well as courts and courses for visitors to test their skills and take photos. The organization inducts several new members into its hall of fame each year, celebrating each class with an induction ceremony.

Walking distance to downtown Knoxville dining
The Riverhill Gateway Neighborhood Association hosts monthly happy hours at Ruth’s Chris Steak House within walking distance of the area’s condos. Downtown’s dining scene is also easily accessible. Local favorites include more casual Dazzo’s Pizzeria, serving New York-style pies and Italian dishes, and Clancy’s Tavern & Whiskey House, a lively Irish pub with a large selection of beers, bourbons and whiskies.
People here travel outside of the neighborhood to stock up on groceries. The Publix by the University of Tennessee is the closest large chain grocery store, about a 3-mile drive for Riverhill residents.
Calhoun's on the River offers some of the best BBQ in town and also has daily specials like these Thunder Road Sliders.
Ruth's Chris Steakhouse is very popular with the locals and serves up some of the best steak in town.

Renting boats at Volunteer Landing Park
Residents here can walk to the waterfront for outdoor recreation. Volunteer Landing Park has a marina with pontoon boat rentals and a pick-up site for Volunteer Princess Cruises, which offers tours of the Tennessee River. The park is a scenic spot to start on the James White Greenway, a mixed-use waterfront path connecting to the Neyland Greenway, which leads to downtown Knoxville. Outdoor Knoxville Adventure Center is located within the neighborhood and offers kayaking tours of the river, bike rentals and paddleboard yoga classes.

Pedestrian-friendly Riverhill
Riverhill has a Walk Score of 71 out of 100, a reflection of residents’ proximity to waterfront recreation and downtown attractions. The area’s wide sidewalks are often shaded with mature trees and feature nautical murals and glimpses of the downtown skyline. There are a couple of bus stops along Hill Avenue and Volunteer Landing Lane. Neyland Drive and James White Parkway border the neighborhood and connect drivers to Interstate 40, which eventually leads to Nashville.

People here live in condos arranged along the Tennessee River. These buildings date back to the late 1990s and early 2000s, with New Traditional-style beige and cream exteriors. Inside, many of these units have open-concept layouts filled with natural light. Prices typically range between $590,000 and $850,000 with monthly HOA fees around $450. These dues cover grounds maintenance and upkeep of the exteriors of the buildings.

Downtown Knoxville hosts a full calendar of events, including the twice-weekly Market Square Farmers Market. On Wednesdays and Saturdays between May and November, people can shop locally grown and produced goods such as fresh fruits and vegetables, breads and artisan crafts. The market is less than a mile away from Riverhill’s condos.

Kids attend Knoxville magnet schools
Green Magnet Academy was built in 1909 and sits on a hill overlooking downtown Knoxville. The school has a C-plus from Niche. Vine Middle Magnet Academy and Austin-East Magnet High School also have C-plus ratings. Both the middle and high school incorporate the performing arts into their curriculums, offering programs in dance, theater and music. The University of Tennessee is less than a 3-mile drive away.
