South Knoxville extends from the banks of the Tennessee River to the edge of the Urban Wilderness, a 1,500-acre expanse of outdoor recreation just 3 miles from the urban core of Knoxville. That puts the South Knoxville neighborhood at the gateway to the trails, waterways and nature preserves that make up the Urban Wilderness. Although it’s across the river from downtown, South Knoxville’s riverfront was long neglected from a development standpoint. However, the allure of its parks and green spaces has sparked interest in the neighborhood. “There’s a ton of outdoor enthusiasts here, and we’ve honed in on that,” says Caroline McDonald, a Realtor at McDonald Realty LLC and a South Knoxville native. “People come here for all the parks and the riverfront. It’s growing at a good pace.”

Zip lining and mountain biking in South Knoxville’s parks
The Urban Wilderness consists of nine nature areas containing more than 60 miles of trails, and all are within 3 miles of South Knoxville. Baker Creek Preserve is the spot for racing through one of three mountain bike trails or climbing and sliding on the Baker Creek Play Forest. At Ijams Nature Center, hikers have 14 miles of trails to explore. Meanwhile, kayakers and canoers can paddle around shuttered marble quarries or navigate their way to the Tennessee River. Adventurous souls may zip line and tightrope between the treetops at Navitat Knoxville, a zip line course with six different trails.

Homes south of the Tennessee River
South Knoxville’s residential sector includes more than 3,500 houses, spread across numerous subdivisions. Midcentury minimal traditional homes on tight lots are common, but some communities feature stone Tudors or other large home styles on wide lawns. Single-family homes smaller than 1,000 square feet sell in the low $100,000s, while a 2,300-square-foot house near the river can fetch more than $775,000. The riverfront is teeming with development, mostly high-rise apartments along with a few condos. Opportunities to own a house with river views are limited, and they’re becoming more limited as apartments shoot up on the riverbank, says McDonald, who owns a house and an office along the water. “Homeowners with river views no longer have them; they’re looking at the back of apartments.” Condo prices start in the low $300,000s, climbing north of $1 million for a unit overlooking the Tennessee River. FEMA reports most homes are outside the Tennessee River’s flood zones, though the federal agency says a handful of houses face minor flood risks.

Craft beer festival, Vols football across the river
South Knoxville residents are just across the river from Volunteer Landing, the site of the annual Bike Boat Brew & Bark festival. The event combines bike tours, river cruises and craft- beer tasting in a pet-friendly environment. Also across the river, sports fans can catch Tennessee Volunteers games. The biggest draw is football at the 101,000-seat Neyland Stadium, and some fans replace game-day tailgating with sailgating: holding pregame festivities aboard a boat while floating on the river.

California-style tacos and 1970s-style nightlife
Sevier Avenue, a street near the river, hosts a growing collection of watering holes. Fly by Night, a ‘70s-themed bar, opened its disco-lit cocktail lounge there in 2023. It joined other hangouts, such as Alliance Brewing Co., an award-winning beer maker that has been on Sevier Avenue since 2015. On the other side of South Knoxville, SoKno Taco Cantina serves Southern California-style street tacos that have been named some of the best tacos in the city. For daily errands, locals cruise Chapman Highway, home to Kroger, Ace Hardware and other retail chains. The Gay Street Bridge links the neighborhood to downtown’s Gay Street, where the Tennessee Theatre and Regal Riviera host concerts and screen films. Three miles to the west of South Knoxville, The University of Tennessee Medical Center offers medical treatment, from emergency care to brain surgery.

Dual- enrollment opportunities at South-Doyle High School
Schools are no more than 5 miles away for students enrolled in the Knox County School district. Children may start at South Knoxville Elementary, which receives a B-plus from Niche. Kids can then progress to South-Doyle Middle School, graded a B, and then South-Doyle High School, graded a C-plus. Teens at South-Doyle High can take dual enrollment courses to earn credit at Pellissippi State, a community college in Knoxville.

Multiple roads connect to downtown Knoxville
James White Parkway, Henley Street Bridge and Gay Street Bridge connect South Knoxville to downtown. Alternatively, the bus system operated by Knoxville Area Transit stops along Chapman Highway and offers routes to downtown. Twelve miles away, McGhee Tyson Airport offers nonstop flights to 30 destinations. Locals may occasionally hear overhead noise from planes taking off or landing at nearby Downtown Island Airport. However, the airport is primarily used for private planes and pilot training, so it attracts smaller aircraft and less traffic than a commercial airport.
