Urban, college-town living on The Strip
Home to the University of Tennessee, The Strip offers a vibrant, spirited atmosphere. Situated between Knoxville’s western suburbs and downtown’s Market Square, The Strip serves as a housing and restaurant hub for UT students and faculty in the center of all Knoxville’s attractions. The neighborhood’s main artery, Cumberland Avenue, has held a spot on the city’s map since 1791. The street was primarily residential until the 1920s, when it morphed into a commercial hub. Today, both new and historic mixed-use buildings feature condos and apartments that sit above ground-floor restaurants and retail stores. The area recently underwent a massive overhaul to become more pedestrian friendly. Roads were reduced to three lanes of traffic to make room for turn lanes and medians. Street facades have also been improved by virtue of sidewalk maintenance, moving utility lines underground and planting trees.
A myriad of eats, bars and shops
The Strip is home to numerous chain restaurants, coffee shops and legendary eateries dating back decades. Spots like Raising Cane’s, Moe’s Southwest Grill, Mellow Mushroom and Chipotle dominate the dining scene, especially along Cumberland. Some local options have emerged as community staples, such as Sunspot, for its Southwestern, Caribbean and Latin American cuisine and happy hour specials. The Half Barrel is another classic known for bourbon, beer and burgers. The Strip has a prominent nightlife scene, with countless bars with local brews, such as LiterBoard and Cool Beans Bar and Grill. Groceries and necessities can be purchased at the Publix at University Commons or Walgreens, while Walmart and Target are available about 7 miles away. Market Square, about 1 to 2 miles away, creates a unique shopping experience, with an array of restaurants, striking murals and live music. Locals can also catch the open-air farmers market here on Saturday mornings between May and November. Similar to Market Square, Old City nearby has numerous galleries, trendy dining options and artisan boutiques.

Getting active or attending events near The Strip
UT provides a slew of activities for locals, including NCAA Division I sport events, free lectures and performances at the Clarence Brown Theatre. Knoxville’s Third Creek Greenway, accessible via Tyson Park, covers 5 miles and connects to four other paths that span 18 miles across town. World’s Fair Park is the site of the 1982 World’s Fair, which brought 11 million visitors from 22 countries to Knoxville back in the day. Today, the park features two large lawns for annual festivals and concerts, with a splash pad to keep children cool and entertained. Mount Castle Park offers green space popular for tailgating, walking or enjoying a picnic under the trees near Cumberland Avenue.

University of Tennessee and Knox County Public Schools
Children living in The Strip can attend Knox County Public Schools. Primary students can head to Sequoyah Elementary, which earns an overall A-minus grade on Niche. Bearden Middle and West High both score B-plus grades and have extensive extracurricular options, including robotics, dance team and clubs that collaborate with UT’s science programs. The university is a public research institution known for the Volunteers (Vols) athletic teams; most notably, for football. “If UT football is doing well, then our economy is doing well,” says Caroline McDonald, Knoxville native and owner of McDonald Realty. The university offers over 100 different undergraduate and graduate programs, with a Niche academic rating of A-minus. There are about 28,000 students and over 14,000 employees, the majority of which live in The Strip or neighboring areas.
Sequoyah Elementary School is the only school within Sequoyah Hills.
Bearden Middle School serves just under 1,400 students in 6th through 8th grade.
West High School has a large campus in Marble City.

Downsizing in The Strip
Housing on The Strip primarily consists of rented condos and apartments. “The University of Tennessee makes it so there’s not a ton of single-family real estate that comes up for sale,” McDonald says. Monthly rent for one- to five-bedroom housing can range from $900 to $3,500, while sale prices fall anywhere from $300,000 to over $1 million. The neighborhood is extremely walkable, with sidewalks and scattered trees lining every street. Closer to the university, large swamp chestnut oaks shade the area, spotlighting colorful leaves in the warm seasons. It is important to note that The Strip has an overall CAP Index Crime Score of 7, which is significantly higher than the national average of 4. Campus security works to lower this score and encourages the use of the LiveSafe app, which features resources and protocols to improve safety.

Transportation and access to UT health care
While most locals do not have to travel far for work, and many people walk the neighborhood to avoid traffic, The Strip offers quick access to Interstates 40 and 275. Knoxville Area Transit routes, including one of the city’s three free trolley lines, stop along Cumberland Avenue. McGhee Tyson Airport is also about 12 miles southwest via Alcoa Highway. Residents can enjoy close proximity to health care, as UT’s Medical Center sits right across the Tennessee River.
