A 4-mile drive from downtown Knoxville, West Haven is a diverse residential area with quick access to necessities and family-friendly amenities. Students and their families can walk to West Haven Elementary or to after-school programs at West Haven Community Center. Nearby Victor Ashe Park is a hub of youth athletics and has ample space to play and unwind.

Single-family homes on grid patterns in West Haven

West Haven saw waves of development between the 1950s and the 1990s, with some new construction popping up in the 2010s. Single-family homes are neatly arranged in grid patterns and cul-de-sacs, and most backyards are large enough for a pool and outdoor play. The neighborhood’s newer homes are more tightly packed, though neighbors can meet up in the communal green space within the center of the development. West Haven lacks sidewalks, though most homes have a driveway. The architectural landscape includes ranch-style homes, split-levels and New Traditionals. Some homes incorporate Colonial-Revival shutters and Cape Cod-inspired dormer windows. Homes of varied ages have brick and stone elements, and three and four bedrooms are common. Prices range between $220,000 and $400,000, depending on age and upgrades made to the property. “It’s a slightly more affordable area of Knox County than, say, south of I-40, so it’s popular for first-time buyers,” says Jerri Bottom, a broker with Realty Executives Associates with 8 years of local real estate experience. According to Risk Factor, homes closest to Interstate 640 may experience greater noise pollution and risk of flooding.

Walking distance to West Haven Elementary

West Haven Elementary serves the neighborhood’s youngest residents and is a short walk from many homes. Students move on to Northwest Middle. Both schools have a C-plus from Niche. West High School has an International Baccalaureate program and small learning communities separated by grade level with their own teachers, counselors and administrators. The school has a B-plus from Niche.

Victor Ashe Park is a local highlight

Victor Ashe Park is a sprawling, 125-acre green space bordering the neighborhood’s homes. The park features a pond, a large playground, open fields, a disc golf course and sand volleyball courts. The adjacent Tristar Park Badgett Fields has multiple baseball and softball fields and hosts youth tournaments and coed adult leagues for volleyball, softball and cornhole. Paved and natural trails are popular with walkers and cyclists alike. The park includes a fenced-in section for dogs, though pets are allowed throughout the area, as long as they’re leashed. Indoor recreation is nearby as well. There's Onsight Rock Gym for indoor climbing and CLUB4 Fitness Knoxville with exercise and training equipment, plus a childcare service. West Haven Community Center sits behind West Haven Elementary. The center has an outdoor playground and offers after-school programming and summer camps.

Shopping and dining on Western Avenue

Western Avenue has several commercial pockets with local restaurants, diverse retailers and chain eateries. Residents can shop for specialty ingredients at Babylon International Market, which specializes in Middle Eastern goods, and Tienda Guatemala, which has a Latin American market and restaurant. Philippine Egg Roll Express serves lumpia, stir fries and other Filipino staples. Fast food options are clustered around 640 Plaza, including Firehouse Subs, Taco Bell and Long John Silver’s. Burger Avenue is a locally owned staple with comfort eats and a drive through. Walmart Neighborhood Market is about a mile away.

Proximity to I-640

Commuters can easily hop on Interstate 640, which connects to interstates 75 and 40. The latter leads directly to Nashville. Downtown Knoxville is a 4-mile drive, or people can pick up the 12 bus line on Western Avenue. University of Tennessee, a major employer, is also 4 miles away. “Knoxville is no longer a hidden secret,” Bottom says. However, she says traffic isn’t a big concern for downtown commuters. “Once they hit 640 from that area, it’s maybe 10 minutes — it’s easy peasy.”

The community convenes for 5K runs and church services

Victor Ashe Park hosts events throughout the year, including several themed 5K runs. Otherwise, many people get to know each other through the neighborhood’s houses of worship, which include Olivet Baptist Church, Bethlehem Missionary Baptist Church and Iglesia Cristiana Una Esperanza Viva, which holds services in Spanish. The neighboring community of Lonsdale hosts an annual homecoming parade and celebration for people in the area, and downtown events such as First Friday ArtWalk are a short drive away.
