Suburban Knoxville neighborhood with access to it all
Although it’s located on the far western end of Knoxville, the area around the West Hills neighborhood isn’t simply a comfortable suburban escape from the more bustling parts of the city. Both Interstate 40 and Kingston Pike provide ways for residents to directly connect to downtown Knoxville, but this area is well known in the region for its large lineup of shopping and dining establishments. From Trader Joe’s to one of the state’s four Tesla stores, residents here are close to one of East Tennessee’s premier shopping destinations. “It’s extremely convenient to pretty much everything Knoxville has to offer. From short trips to downtown and shopping to Trader Joe’s, Whole Foods, YMCA and the West Town Mall,” says Andrew McGranaghan, a Realtor with Wallace Real Estate, who previously spent several years living in the West Hills area. West Hills is also among the Knoxville communities that have served as conveniently located housing spots for those who have worked for some of the region’s renown employers. The Discovery previously kept a headquarters in nearby Cedar Bluffs, while the Oak Ridge National Laboratory is located more than 20 miles directly west. “I think it’s popular mainly because of the convenience, the schools, the locations, the size of the lots and also the fact these are mature neighborhoods that have been around a long time. You got more character in these neighborhoods,” McGranaghan says. “It also has a strong sense of community. We enjoyed living there.”
Abundance of dining and shopping along Kingston Pike
Whether they’re looking for distinct dining establishments, major chain restaurants and retailers, natural grocers or even books and latest clothing styles, residents on this side of Knoxville are within arm’s reach of options. A concentration of businesses and shopping centers, including the West Town Mall, can be found along Kingston Pike. They include big-box retailers like Sam’s Club, Target and Walmart, as well as natural grocers Trader Joe’s and Whole Foods, the latter of which lies a little farther east. International groceries can be found at the Sunrise Supermarket and India Market. While some of the chains here have many regulars, more localized favorites include the Big Kahuna Wings, which each summer puts on a Wing Festival that benefits the Boys & Girls Clubs of the Tennessee Valley, East Tennessee Children’s Hospital and food4VOLS. Juicy steaks, seafood and wines can be enjoyed at the Copper Cellar West, while tasty brews can be paired with treys of warm pretzels at two Abridged Beer Company locations both west and east of West Hills.
Mid-20th century ranch-style houses
West Hills was one of Knoxville’s first post-World War II subdivisions and much of the character of its housing reflects that time period. Many brick ranch-style and Traditional homes can be found on charming and hilly pockets, where they share spacious lots with towering and mature trees. Mailboxes built into brick structures topped by decorative light fixtures can be seen alongside the ends of a few long and narrow driveways. Price points for these many 1950s ranch-style house can go from about $470,000 for a three-bedroom one to over $700,000 for a five-bedroom home.
Making use of several spaces at West Hills/John Bynon Park
West Hills/John Bynon Park is conveniently located right along the edge of the neighborhood. Residents can go for walks, jogs and bike rides amid the gentle hills, trees and early morning mist on the nearly 2-mile long trail. They can also enjoy the bark-covered playground and different amenities for sports like baseball and softball, football, basketball and the increasingly popular pickleball. A large gazebo, which can be seen decorated in festive lights during the Holiday season, offers a space and picnic tables for groups looking to put on special events and to take advantage of pleasant weather. Another notable park facility is the West Hills Tennis Center clubhouse. Those seeking indoor activities and fitness facilities can go to the Pilot Family YMCA located right between the park and Interstate 40. “West Hills is across the street from the YMCA,” says Judy Teasley, a Realtor with Keller Williams Realty. “The whole neighborhood is very walkable with wide sidewalks and greenways.”
West High’s stellar football program
Strongly rated public schools serve the neighborhood. They include West Hills Elementary School, Bearden Middle School, Bearden High School and West High School, all of which received grades of B or higher from ratings site Niche. West High’s football team repeated as state champions in 2023, the first time in its history.
Classic cars and coffee at annual show
The West Town Mall occasionally hosts major events, including ones like the Harper Auto Square’s Cars & Coffee during the spring. Billed as the largest cars and coffee event in the region, the festivity draws over 10,000 goers and features more than 6,000 cars. The vehicles on display cover a variety of types and generations, from vintage 1950s-era Chevrolet 150s to modern Ferraris and Porsches and racing cars.
I-40 and Kingston Pike routes
The community lies just north of both I-40 and the Kingston Pike, both of which provide direct routes east to downtown Knoxville. Knoxville Area Transit — KAT — stops exist right along the Kingston Pike. The Knoxville Downtown Island airport on the eastern end of the city is about a dozen miles from West Hills. Another area airport, the McGhee Tyson Airport near Alcoa, is less than 20 miles south of the neighborhood. The University of Tennessee Medical Center, which can also be reached with the help of I-40, sits less than 10 miles east of West Hills.
