About Kuna, ID

Quiet Boise suburb with fast population growth

Located 19 miles southwest of Boise, Kuna was established in the late 1800s along the Oregon Short Line Railroad. Most people came to the area in the early 20th century following the promise of water for irrigation and the establishment of the town’s first mercantile store. Today, Kuna is one of the fastest-growing cities in Idaho; its population increased by 1,975% since 2000. "Kuna used to be known more for farmland, but it has grown into a bedroom community to Boise," Nicolette Kimmel, a broker with Windermere Boise Valley says. Kuna’s current population is 28,000, making it the 13th most populous city in the state. Less than 10% of people are over 65, and nearly a third of residents are under 18. The Kuna School District and the city are the area’s largest employers.

Bikers and festival goers enjoy the Kuna Greenbelt

Residents can enjoy several recreation options in Kuna and the surrounding region; the city operates 11 parks across 53 acres. Winchester Park offers amenities like a playground and a rose garden, and Kuna Greenbelt, the city’s trail system, loops around Indian Creek. It’s a popular spot for hikers, cyclists and joggers who enjoy scenic views from dirt and paved paths. The Greenbelt also holds events, including movies outside, from June to October. Locals flow down the water in their tubes in Indian Creek, and Black’s Creek Public Shooting Range is the state's largest and most visited range 16 miles east. Golfers can take their clubs to Falcon Crest Golf Club, and people go skiing and snowboarding at Bogus Basin, which is 36 miles east. Other ski resorts, including Brundage Mountain Resort and Tamarack Resort, are 120 miles north.

Uptick in larger Propeties

Kuna’s housing stock primarily includes single-family homes. Most homes were built in the 21st century; many are less than five years old. These new contemporary ranch and two-story homes sit towards the city’s north end. All these newer properties are changing the narrative of Kuna’s housing market, previously dominated by one-story homes. "For the longest time, they were all smaller homes, and that was the number one seller; now, we are starting to see larger properties," Kimmel says. Small yards and two-car garages are common, and older homes built before 1990 are congregated toward the city’s center. The median price for a single-family home is $480,000, around $35,000 lower than Boise. Townhouses and condos congregate around Avalon Street; the median price for townhouses is $402,555.

Kuna's Main Street home to multiple cuisines

Kuna’s Main Street is a walkable area full of restaurants, businesses and services. "There are a couple of little stores, but we are just starting to see people build businesses there," Kimmel says. The street has a small-town Western vibe, with older buildings and storefronts. Mexican, American, barbecue and Asian fusion restaurants sit along this Main Street. Small boutiques and antique shops are also here, but most people head 13 miles north to The Village at Meridian for shopping. This outdoor mall includes more than 100 restaurants and retail outlets.

Car-dependent area 19 miles from Boise

Kuna is an entirely car-dependent community with limited access to major highways. Drivers can reach Boise in 19 miles by taking State Highway 69 north to Interstate 84. There’s no public transportation, but the city wants to establish new routes for public transit eventually. According to the Kuna Comprehensive Plan, the city wants to improve pedestrian and bicycle access, create a future overpass and relieve traffic flow around Highway 69 and Ten Mile Road. The Boise Airport is 18 miles away, offering direct flights to 28 cities. Kuna is close to areas with high wildfire risks, meaning its air quality can be bad. Weather patterns are similar to those of the rest of Treasure Valley; summer temperatures can reach more than 100 degrees, and winters can dip down into the single digits.
