Countless recreational opportunities surround Three Rivers
Three Rivers is a serene community built around the snaking Deschutes River that backs up to the Deschutes National Park and the Cascade Range. “People who want to live near Bend and want a half-acre or an acre of land look in Three Rivers,” says Holly Cole, the principal broker for Keller Williams Realty Central Oregon. “They’re looking for more elbow room, plus it’s surrounded by recreation.” The community is sprinkled with resorts geared toward winter and water recreation and homeowners associations with luxury amenities, and the neighborhood has a CAP Index crime score of 2, which is significantly lower than the national average of 4.
Winter sports and water recreation in close proximity
The Deschutes River snakes through the entirety of Three Rivers, offering plenty of water recreation for residents. “There are a lot of public access points, but some [homes] have private access, too,” Cole says. Rafting, fishing and floating the river are popular pastimes during the warmer months, while winter in Three Rivers brings opportunities to snowmobile, snowshoe and ski on the nearby slopes of Mount Bachelor or the Deschutes National Forest. Homes in western Three Rivers back up to the 1.6-million-acre national forest, which has miles of trails for hiking, mountain biking and viewing misty waterfalls. The private Crosswater Golf Course incorporates both the Deschutes and the Little Deschutes rivers throughout its fairways, which are spread across acres of woodland and wetland terrain. The course has regularly been named one of the best by national industry publications, and it has hosted both National Collegiate Athletic Association (NCAA) and Professional Golfers’ Association (PGA) championship games.
Log cabin-inspired homes on acreage near Deschutes National Forest
Homes in Three Rivers are shaded by towering pine trees that filter the Central Oregon sun and eventually become the Deschutes National Forest. Ranch-style homes and new traditional Craftsman models built at the turn of the last century often come on about half an acre of land, ranging from $450,000 to $575,000. Log-cabin-inspired homes and new constructions on between half an acre and one acre of land incorporate lots of outdoor living space, fetching between $600,000 and $1 million. Contemporary estates with floor-to-ceiling windows range from $1 million to $3 million, and some have direct access to the river. Many properties in the neighborhood belong to homeowners associations, and membership includes access to amenities like clubhouses, marinas, pickleball and tennis courts, pools and fitness centers. Monthly fees can be as high as $140, though some associations provide access to community sewer systems, according to Cole.
Upscale dining and locally sourced ingredients
Patrons at the Wallow can enjoy steaks, artisan burgers and other entrees prepared with locally sourced ingredients in a unique interior with taxidermized, mountain-dwelling animals. Farther east, the Lake House is part of a residential resort community, though it’s open to outside guests as well. It offers an upscale dining experience on its waterfront patio or in its dining room, which has floor-to-ceiling windows with views of Mount Bachelor. Sunriver Marketplace and the Sunriver Country Store are the closest grocery stores, about 10 miles northeast of the community.
Well-rated Caldera High School opened in 2021
Children may begin their K-12 educations at the Three Rivers K-8 School, which serves kindergarten through eighth grade and earns a B grade from Niche. Students and their families may then choose between C-minus-rated La Pine High School or Caldera High School, which receives a B-minus and is about 20 miles away. Caldera High is a new school—it opened in 2021 and has been serving all four grades since 2023. Students may choose from a wide selection of career and technical education (CTE) programs, from computer science and health sciences to engineering and design. La Pine High School also offers a variety of CTE programs, including manufacturing and metals, forestry: natural resources and business management.
Convenient access to downtown Bend and Mount Bachelor
United States Route 97, also known as the Dalles-California Highway, is the area’s main connection to other metro areas; most notably, the highway leads north to downtown Bend, which is about 23 miles, or 30 minutes, away. Spring Road runs along the north of the neighborhood. It diverges into two roads west of the neighborhood, one of which—Edison Ice Cave Road—leads to several ski resorts near Mount Bachelor.
