White Plains prices spurring growth

White Plains, an unincorporated community in Charles County, Maryland, is located about 30 miles south of Washington, D.C. Housing prices are currently lower than some other D.C. metropolitan area suburbs, which has spurred some recent growth. “The area’s new construction is bringing people in, and it’s still developing,” says Realtor Kendra McCourt with RE/MAX. Throughout the community, green lawns and sidewalks give a traditional suburban vibe to existing neighborhoods as well as newly built ones. Nearby parks and walking trails offer ways for White Plains locals to stay active or relax in nature. There are commuter buses for those who need to travel for work, and shopping opportunities are available in La Plata and Waldorf.

White Plains housing options

White Plains, which dates back to the mid-1960s, has a housing stock that is a direct reflection of its various growth spurts. Buyers may find some 1970s brick split levels that have been very well maintained and are fetching about $450,000. “Many of the area’s original homes were built on large lots,” McCourt says. There are offerings from the 1990s, including four-bedroom Colonial Revival-style residences that are priced around $475,000. There are also some one-story options in the area’s 55 and up community, such as four-bedroom ramblers that are selling in the upper $400,000s. New construction in the eastern portion of the neighborhood includes some Colonial Revivals and two-story traditional-style builds combining wood and stone siding in the upper $600,000 range.

Educational opportunities for White Plains children

Students may attend Billingsley Elementary School, which has a C-plus rating from Niche and a student-teacher ratio of 17 to one. From here, they will head to one of four area middle schools. Benjamin Stoddert Middle School gets a C-plus and offers a well-rounded educational experience that includes art, STEM courses and world language classes. They might go on to earn their diplomas from St. Charles High School, which scores a B, where they can participate in extracurricular activities including band, golf and drama, and can begin earning college credits or join an apprenticeship program. Students from White Plains may also apply to participate in one of North Point High School’s 16 Career Technical Education (CTE) programs. North Point gets an A on Niche.

Travel in and around White Plains

Residents heading to Washington for work can access the nearby Park & Ride commuter lot and take the Maryland Transit Administration (MTA) bus into the city. Ronald Reagan National Airport is about 30 miles north and offers direct flights to locations including Austin and San Francisco. The nearest emergency facility is the University of Maryland Charles Regional Medical Center in La Plata, approximately 6 miles away.

McCourt notes that residents of White Plains typically take care of their shopping in nearby La Plata or Waldorf, both of which are between a ten and 15-minute drive away. “We do have a few independent restaurants here,” she says. You can enjoy quesadillas and tacos at Mexico Restaurant, Italian cuisine from Rucci's Italian Kitchen & Grille and steak and crabcakes from The Prime Street Grille.

Indian Head Rail Trail and other outdoor opportunities

Those looking for time outdoors can head over to Laurel Springs Regional Park, 5 miles south, where people can walk the trail that loops around the park, and kids can explore the playground. The facility also offers athletic fields, picnic tables and a pavilion. “We also have a regional golf course,” McCourt says. “White Plains Golf Course is a nine-hole course, but you can play 18 holes here.” Regency Furniture Stadium, a 4-mile drive, is home to the Southern Maryland Blue Crabs, a professional baseball team affiliated with the North Division of the Atlantic League of Professional Baseball. Locals can catch their games from May to September. Bikers and hikers can explore the Indian Head Rail Trail in White Plains, a 13-mile trail repurposed from abandoned railroad land.

What's happening in Charles County

There are several annual events in the Charles County area. The fair takes place in September each year at the Charles County Fairgrounds, about 9 miles from White Plains. La Plata, which is a 10-minute drive, has a Light Up La Plata contest during December. To browse local art and snack on treats from food trucks while listening to live music, locals can visit the ArtsFest each summer at Indian Head Pavilion, which is around 15 miles from White Plains.
