West Puente Valley provides a quiet, suburban setting full of midcentury ranch-style homes. Although it's a pretty calm, slow neighborhood, newcomers are flocking to it. “It's booming right now. The value of properties is a really low entry price, so it’s up-and-coming,” says Realtor Men Ung, who works with Grandmark Realty Inc. and has a couple of years of experience in the area. Economical prices, especially compared to other parts of LA County, is one of the community’s biggest draws. But many enjoy the area’s understated atmosphere, emphasized by family-friendly neighborhood parks and minimal through traffic.

Ranch-style homes at low prices in West Puente Valley
The community is primarily residential, composed of streets lined with sycamore trees and single-family homes. The area was widely developed in the 1950s, giving West Puente Valley a cohesive midcentury look of ranch-style homes and attached garages. The front yards have enough space for garden beds, which are sometimes decorated with palm trees and rose bushes. Most also have backyards with patios and peek-a-boo views of the San Gabriel Mountains. Price tags range from $500,000 to $800,000. “It’s one of the spots that’s still affordable compared to a lot of pockets of LA,” says Realtor Rodrigo Franco of Re/Max Time Realty, who has over two decades of experience in the region. In comparison, a ranch-style home in West Covina can go up to $1.5 million. This makes the area desirable, so prospective buyers should watch the inventory closely. “It’s a fast market. Anything listed will sell within 20 days,” Ung says.

Allen J. Martin Park and Bassett Park
In southeast West Puente Valley, Allen J. Martin Park has updated equipment thanks to a major recent renovation. It offers a shaded playground, a splash pad and a ballfield. Bassett Park, on the west side of the community, features an outdoor gym and a skate park. More recreation includes a splash pad, a soccer field and bingo at the park’s senior center.

Schools in the Bassett Unified and Hacienda La Puente Unified districts
Depending on their addresses, students attend either Bassett Unified School District or Hacienda La Puente Unified School District schools. Bassett Unified serves the west side of the neighborhood, while Hacienda La Puente covers the east side. Most schools are within walking distance of West Puente Valley residents. Schools include California Elementary School and Sparks Middle School, which both have B-minus ratings on Niche. The middle school offers elective classes like Leadership and Media-Tech. La Puente High School has a B rating and a three-year graphic design program.
The Sunkist Center: shops, dining and errands
In West Puente Valley, there aren’t any retail hubs, which keeps the neighborhood quiet and free of through traffic. The Sunkist Center shopping plaza borders the community, providing everything from a Big Saver Foods supermarket to local restaurants. For a quick meal, Carniceria La Esperanza serves authentic Mexican food like tamales and menudo in a no-frills mini-mart. At the casual Caramelo Cafe, locals can order breakfast, including crepes and chilaquiles.

Nearby attractions, including the Vineland Drive-In
Vineland Drive-In, to the west of the neighborhood, shows double features and hosts the daily Vineland Swap Meet, a flea market with hundreds of vendors. Just north of the neighborhood, the Original In-N-Out Burger Museum is a replica of the iconic fast-food restaurant's first location, which opened in 1948. It features a nonoperational drive-through and a gift shop, plus there’s an In-N-Out Burger within walking distance for those who come out craving some Animal Style fries.

A 20-mile drive to downtown LA
West Puente Valley is semiwalkable, but most residents commute around LA County by car. The neighborhood is located about 20 miles east of downtown LA via Interstate 10. There's also quick access to state Route 60. For public transportation, there are limited Foothill Transit bus stops throughout the neighborhood. The closest medical center is the Kindred Hospital Baldwin Park, which borders West Puente Valley to the north. The nearest major airport, Ontario International Airport, is located about 25 miles away.
