For the past 20 years, the city of La Vista has steadily grown to a population of about 16,000. Although some commute to downtown Omaha for work, there’s one employer in particular that’s drawing new faces to the area. “A lot of the people we work with on that part of town are Air Force people or veterans,” says Realtor Marc Cohn of KW Elite Real Estate of personnel connected to Offutt Air Force Base. “Offutt is one of the largest air bases in the country. They’re wonderful people to work with.” The city’s west end features various blue-collar companies for other lines of work as well. Compared to the city’s 5,000 homes overall, few sold within the past year. This indicates military families and retirees stay put to plant roots. For many, the highly rated school system is a selling point. Life in this suburban area means access to some of the best recreational areas in eastern Nebraska as well.

La Vista's mix of older and newer homes
La Vista’s residential pockets extend east of 108th Street. Since the city was incorporated in 1960, most of its homes were built in the second half of the 20th century, when the Omaha area was expanding west. As the city grew, new construction cropped up to form subdivisions such as South Wind and Val Verde . Classic ranch-style and split-level homes comprise most of the choices here and indicate a hot market. Some 200 homes sold between February 2024 and February 2025, lasting an average of 15 days on the market. Still, prices remain relatively stable, having increased 4% from February 2024 to February 2025. The median price hovered around $285,000.

Ample fun outdoors and indoors
Of the city’s 17 parks, the La Vista City Park is among the most popular. The outdoor space has a small playground for kids, in addition to a baseball and softball field. Dog owners can take their pups safely to Southwind Park, allowing them to run in the fenced-in field. A paved sidewalk runs the park’s circumference for a casual walk. But the largest recreational spot is the Tara Hills Golf Course, a local 18-hole favorite since 1981. The well-maintained course is open to the public and offers junior golf programs. “In addition to the golf course, there’s a gun range, 88 Tactical,” says Cohn. 88 Tactical isn’t some run-of-the-mill target area; the complex’s shooting range is the star, but it doesn’t overshadow the attached fitness center, outdoor patio and indoor golf-simulator suite.

Good food, events and live music
The Brentwood Square Shopping Mall clusters around 84th Street, a mile east of the city’s center. Two Mexican restaurants, one Thai place and a pub accompany the various fast-food spots. Planet Fitness is one of the strip mall’s anchors, as is the Harbor Freight next door. Residents can grocery shop on the city’s west side, at Costco Wholesale. “There’s also good access to the interstate. It’s a growing area, and I think that’s what buyers are looking for,” says Cohn. Activities such as music bingo night at NE Brewing Co. and the Hardy Coffee Co.’s roasting demos encourage locals to mingle. The Astro is a go-to for live music.

Commuting to Downtown Omaha and the Offutt Air Force Base
La Vista’s residents have a 12-mile, 20-minute commute by car to Downtown Omaha, with Interstate 80 accounting for about half the drive. The Metro Transit Omaha services this area as well. The bus route is nearly identical to that of a driver’s and lasts 40 minutes, with good traffic. Methodist Hospital is 11 miles north of La Vista. Offutt Air Force Base is also 11 miles away, or 22 minutes by car.
Attending Papillion-La Vista Schools
Students in La Vista may attend class within the Papillion-La Vista School District, rated A-minus overall by Niche. 22 schools make up this district, attended by some 12,000 students. The district offers ACT Prep classes to facilitate higher scores on the test, in addition to an English Learners program to students for whom English is a second language. The Metropolitan Community College’s Sarpy Center is also centrally located, where high school students and graduates can sign up for courses.
