Suburban neighborhood between Olympia and JBLM
Located in east Lacey just south of Interstate 5, Meadows is a neighborhood that’s all about convenience. The interstate helps commuters reach the Washington State Capitol Campus in Olympia and Joint Base Lewis-McChord, two of the area’s largest employers, while a retail district along Martin Way allows for shopping close to home. For many years, the area was called Mushroom Corner because it was home to the Ostrom Mushroom Farm. “The smell used to be a real issue for residents. No one would sell their homes in the summer because the smell from the farm was so strong,” says Realtor Matt Murray of Van Dorm Realty, who has lived in the area for over 25 years. “Fortunately, that’s not a problem anymore. The mushroom farm relocated to Yakima in 2019; now it’s just a nice neighborhood near the base.”

Contemporary craftsman homes
While the northeast corner of Meadows was developed for residential use in the 1960s, the rest of the neighborhood remained undeveloped until the late 20th and early 21st centuries, when Olympia's suburbs expanded. Home styles vary somewhat between neighborhoods, but contemporary and Craftsman two-story homes make up most of the housing stock, along with a sizable selection of ranch-style homes. “There are a lot of affordable houses on nice, big lots,” says real estate agent and longtime Lacey resident Laura Lundin of Abbey Realty. “There are a lot of self-contained neighborhoods with a little more yard space than you get closer to Olympia.” of the neighborhood's subdivisions have limited access points from main roads, which gives the communities a secluded feel. Condos, townhouses and manufactured units are also available in some parts of the neighborhood. Manufactured homes range from $100,000 to $200,000, while condos and townhouses have sold for $350,000 to $425,000. Single-family homes range from $450,000 to $700,000.
