Covenant Hills Village is the only gated neighborhood in the master-planned community of Ladera Ranch. The neighborhood was developed from 1999 through the early 2000s, and Covenant Hills Village homes were built in classic Spanish, Italian, Craftsman and Colonial styles though some early buyers built custom properties. Ladera Ranch can connect buyers with builders and developers, but most choose from available stock. These spacious homes average 4,700 square feet and sit on lush lawns, shrouded by manicured crape myrtles and palm trees. The exclusivity and amenities come at a price, as homes sell from $1.1 million to $4.2 million, more than double the value of the average L.A. area home. “For every purchase you make in the community, there is a Ladera Ranch enhancement fee of a quarter of 1% of the purchase price,” says Sims.

Kids attend award-winning schools
Neighborhood kids can attend Oso Grande Elementary School, which is graded A by Niche. From there, they can advance to Ladera Ranch Middle School, also graded A by Niche and previously designated a California Distinguished School. Finally, they can graduate from San Juan Hills High School, graded A-plus by Niche. San Juan Hills High School has won multiple awards, including Teacher of the Year, Orange County Music and Arts Administrator Award. Niche ranks it in the top 100 of all public high schools in the state.
The teachers and staff at Oso Grande Elementary School are some of Ladera Ranch's best.
Ladera Ranch Middle School is a public school serving students from grades 6 to 8.

Neighborhood parks and Covenant Hills Clubhouse
Covenant Hills Village residents are free to explore all of Ladera Ranch's parks but have five within their own enclave as well as access to hiking trails within the neighborhood. Mission Hills Park, Brittlestar Park, Arroyo Park and Oso Grande Park each have their own appeal and specialties, including putting greens, gaga ball, playgrounds for toddlers and older kids and a wiffle ball field. Covenant Hills Village geography on the southernmost edge of Ladera Ranch offers views of mountain peaks and sprawling valleys, inviting those who hike or bike. Covenant Hills Citrus Grove also borders the neighborhood, offering sights and smells of blossoming fruit during its season. Covenant Hills Village Clubhouse offers a tennis court, a heated pool and splash pad. The clubhouse, which can be rented, has a library, renovated kitchen and a great room. “All of our pools and tennis courts are open to everyone, but people like being close to them,” says Simms.
Arroyo Park features a well-maintained playground, making it a great spot for families with young children to enjoy outdoor fun.

Shopping at nearby Mercantile East and Mercantile West
The neighborhood is purely residential. However, Ladera Ranch shops and restaurants are only a mile or two outside Covenant Hills Village. Terrace Shops is the closest plaza, home to gyms and studios, a dentist and ballet school and a handful of restaurants. A little farther north sit Mercantile East and Mercantile West, two sprawling shopping plazas home to grocery stores such as Stater Bro., restaurants from Chick-fil-A to The Ranch Sports Grill, and shopping at HomeGoods and boutiques.

24-hour gate guard and nearby highway access
As a gated community, Covenant Hills Village gets no through traffic. Residents can walk to the clubhouse but will need a car to get to Ladera Ranch’s multiple shopping plazas. There is no public transit in the neighborhood, but access to the Antonio Parkway is within a mile of the neighborhood’s entrance. Ortega Highway runs 3 miles south of Covenant Hills Village, and Interstate 5 can be reached within a 4-mile drive west. Irvine and Santa Ana, home of the nearest airport, both sit about 20 miles northwest of Covenant Hills Village. The Pacific Ocean is closer, as Capistrano Beach is 10 miles south.
