Palm trees and flower gardens line the neighborhood streets and cul-de-sacs in Kite Hill. The housing stock features Spanish Revival, traditional and contemporary architecture from the 1980s. While different styles make the neighborhood feel more eclectic, most homes are part of the Kite Hill subdivision with monthly HOA fees of $140. Prices range from $1.6 million to $2.5 million, depending on the year of construction and size, as some properties near 3,500 square feet. In Laguna Niguel, home prices have increased by about 65% since 2021. “Older houses are being remodeled, and prices are going up as a result,” Dailey says. “It is unbelievable how much they have grown in value. People are recognizing how special and remarkable the community is.”
Traditional-style homes in Kite Hill are known for their spacious layouts, many featuring large yards, upgraded interiors, and stunning views of the surrounding hills and coastline.
