While different styles make the neighborhood feel more eclectic, most homes are part of the Kite Hill subdivision with monthly HOA fees of $140. Prices range from $1.6 million to $2.5 million, depending on the year of construction and size, as some properties near 3,500 square feet. In Laguna Niguel, home prices have increased by about 65% since 2021. “Older houses are being remodeled, and prices are going up as a result,” Dailey says. “It is unbelievable how much they have grown in value. People are recognizing how special and remarkable the community is.”
Traditional-style homes in Kite Hill are known for their spacious layouts, many featuring large yards, upgraded interiors, and stunning views of the surrounding hills and coastline.
